Full Time/Permanent - Non-Exempt Summary Performs all maintenance required to apartments, rental homes, and buildings of properties managed by KMB in such a way that units are ready to move in, deferred maintenance does not occur, and work requests made by tenants and owners are completed with good workmanship and in a timely manner. Essential Duties and Responsibilities Primary Duties
  • Perform apartment maintenance in response to work requests placed by tenants.
  • Perform preventative maintenance in units and at properties as directed.
  • Respond to emergency calls involving no heat, flooding, and electrical concerns immediately.
  • Perform maintenance, restoration and remodel to units after move-out and prior to the new resident moving in.
  • Perform all necessary documentation of time, materials used, and description of work performed.
  • Attend regular progress meetings intended to build communication and strategize work load. Secondary Duties & Seasonal Assignments
  • Perform unit inspections and document results and conditions which may include but is not limited to: 1. Owner Inspections 2. City and other municipality inspections
  • Perform snow removal
  • Perform landscaping inspections and pick up trash
  • Regularly walk vacant units for the property condition reports and for ensuring that units are move-in ready.

  • Accounting Supervisor Supervisory Responsibilities - there are no supervisory responsibilities associated with this position.
Functional Guidance, Authority and Decision Making Supervisory Controls Reports directly to the Maintenance Supervisor; who will assign and direct tasks daily. Authority and Responsibility There is no inherent authority however responsibilities include the administration of the guidelines set forth in the Employee Handbook and KMB Policies and Procedures. Employee is responsible for the conveyance of accurate condition report of units; materials used and time management. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Employees in this role must maintain a dependable vehicle that can support all job-related travel and operational requirements. Education and/or Experience
  • Highschool Diploma or Equivalent
  • 6 months experience working in maintenance capacity
  • Basic plumbing, electrical and HVAC knowledge
  • Basic carpentry skills
  • Painting and staining experience
  • Appliance repair experience is a plus Language Skills
  • Ability to read, analyze and interpret directions, Policy and Procedure directives and memorandums from KMB.
  • Capable of written communication for describing work, incidents involving tenants, and completing work orders.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public. Mathematical Skills
  • Ability to calculate figures and amounts such as measurements and supplies as well as discounts and percentages. Reasoning Ability
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Computer Skills
  • Ability to learn and use computer software including but not limited to Property Management Software as necessary.
Tools, Vehicles and Machines A current and unencumbered driver's license and licensed and insured vehicle is required for this job. The vehicle must be maintained in a neat, clean and good operating condition always. Vehicle must support all job-related travel and operational requirements. In addition, employee must provide their own tools listed in Addendum A attached. Certificates, Licenses, and Registrations There are no specific certificates, licenses or registrations necessary for this position.
