Job Description

Key Responsibilities:
Routine Maintenance
  • Conduct regular inspections of apartment units and common areas.
  • Perform routine repairs, including light fixture replacements, appliance servicing, and plumbing fixes.
  • Respond promptly and professionally to resident service requests. Preventive Maintenance
  • Implement and follow preventive maintenance plans for HVAC, plumbing, electrical systems, and other building components.
  • Regularly inspect systems to reduce downtime and extend equipment lifespan. Unit Turnovers
  • Prepare vacant units for new residents within company-standard timeframes.
  • Ensure all the necessary repairs and replacements are completed before move in.
  • May include unit cleaning, depending on budget and staffing. Repairs & Troubleshooting
  • Diagnose and repair maintenance issues related to plumbing, electrical, mechanical, and structural systems.
  • Troubleshoot problems and perform corrective actions as needed. Groundskeeping & Curb Appeal
  • Help maintain clean, safe, and visually appealing grounds, including trash pickup and pet waste removal.
  • Assist with seasonal tasks, including snow removal, landscaping, and lawn care. Emergency & After-Hours Response
  • Respond to urgent maintenance requests, such as power outages, water leaks, and HVAC failures.
  • Participate in the on-call emergency rotation as required. Documentation & Inventory
  • Maintain accurate records of work orders and inspections.
  • Organize and monitor inventory of tools, materials, and supplies. Qualifications
  • Proven experience in apartment or property maintenance preferred.
  • Working knowledge of HVAC, plumbing, electrical, and general carpentry.
  • Strong troubleshooting skills and attention to detail.
  • Ability to prioritize work orders and work independently.
  • Excellent communication and customer service skills. Physical & Technical Requirements
  • Ability to lift and carry items over 50 lbs.
  • Comfortable working in various weather conditions.
  • Proficient with hand tools and basic power tools.
  • Familiarity with property management software or willingness to learn. Additional Responsibilities
  • Use maintenance software for scheduling, tracking, and reporting.
  • Communicate effectively with residents, vendors, and staff to ensure timely resolutions and a positive resident experience.
  • Comply with all safety, property, and building codes.
  • Attend meetings and collaborate with the Property Manager and team.
  • Assist at other properties for training or support as needed.
  • Support emergency responses related to fires, floods, severe weather, and hazards.
  • Maintain a clean, organized maintenance shop and work area.

Pay:
$19.00 - $23.00 per hour
