  • Full-time Handyman (Full-Time, Experienced) The Handyman is a full-time, hands-on field role responsible for performing skilled maintenance and repair work across Gordon Property Management's portfolio.
This position is designed for an experienced technician who can work independently, diagnose issues efficiently, and complete repairs to a high standard. Working under the direction of the Maintenance Field Supervisor and in coordination with the Maintenance Coordinator (who manages scheduling, dispatch and billing), the Handyman plays a critical role in maintaining asset value, ensuring resident satisfaction, and supporting efficient operations. Key Responsibilities
  • Maintenance & Repairs Perform skilled maintenance and repair work across residential properties, including but not limited to: Basic plumbing, electrical, HVAC (diagnostic and basic repair), carpentry, drywall, painting, flooring, and appliance repair Independently diagnose maintenance issues and implement effective repair solutions.
Respond promptly to routine, urgent, and emergency maintenance requests. Perform preventative maintenance to reduce long-term repair costs and system failures. Maintain a minimum of six billable hours daily, unless otherwise directed. Work Order Management & Communication Receive and complete assigned work orders through app. Provide clear, detailed completion notes and pictures including labor performed, materials used, and any recommended follow-up. Proactively communicate delays, supply needs, or unexpected conditions to the Maintenance Coordinator or Supervisor. Interact professionally and respectfully with residents while on-site, maintaining a high level of customer service. Turnover & Make-Ready Support Complete unit turnover and make-ready tasks between residents to ensure properties are fully move-in ready. Address punch-list items efficiently to meet leasing and move-in deadlines. Identify deferred maintenance, code concerns, or larger repair needs and report them promptly. Coordinate with vendors, cleaning crews, and supervisors to ensure timely completion of turnover work. Safety, Compliance & Property Care Follow all company safety policies and OSHA regulations. Use tools, equipment, and company vehicles safely and responsibly. Maintain clean, organized, and professional job sites. Identify and report safety hazards, property damage, or compliance concerns immediately. Tools, Inventory & Reporting Maintain assigned tools, equipment, and company assets in good working condition. Track and report material usage accurately. Notify management of inventory shortages, equipment needs, or tool maintenance issues. Assist in identifying cost-effective repair solutions while maintaining quality standards. Professional Expectations Demonstrate strong time management, reliability, and accountability. Work independently with minimal supervision while supporting team goals. Assist with training or mentoring less experienced technicians, as needed. Participate in on-call or after-hours rotation. Follow all safety regulations, OSHA, Fair Housing, local and state regulations. Represent Gordon Property Management professionally at all times.
