Property Maintenance Technician (PT)

POSITION

GENERAL

MAINTENANCE TECHNICIAN

Hort Properties is a growing rental housing company located in Coles County, and we are seeking a skilled and dependable General Maintenance Technician to join our team. Our maintenance team handles day to day property maintenance inlcuding minor water leaks and other emergent situations that may arise. Must demonstrate strong work ethic, reliability and time management.

RESPONSIBILITIES

(Including but not limited to): Responding to maintenance calls from tenants, resolving the issue in a timely manner, and communicating all findings to the Property Manager. Maintenance emergencies may occur at any time of the day or night, and maintenance personnel are assigned to a rotating on-call schedule to respond to emergent situations. Rehabbing properties including demolition and clean-up, painting, drywall, flooring, installing cabinets and counter tops, minor electrical and plumbing, window repair or replacement, and minor furnace maintenance and repair. Perform semi-annual property maintenance checks. Check all units for smoke and carbon monoxide alarms, fire extinguishers, plumbing leaks, change furnace filters as needed, and review the general condition of each unit and report to Property Manager. Mowing, lawn care, and snow removal as needed. Tenant lockout. General upkeep of rental properties, interior and exterior. Other duties as assigned.

QUALIFICATIONS

Minimum education: High School Diploma Good communication and time management skills Ability to multi-task and manage multiple projects at once Access to a reliable automobile, and cell phone with calling and texting capabilities - REQUIRED Must be willing to travel to both Mattoon and Charleston as needed Willing to work hard, and have a flexible schedule as needed Must be able to respond to emergency maintenance calls during all hours

COMPENSATION

Starting position: Hourly, based on experience and ability Full-time or Part-Time work available Paid time off, SIMPLE IRA plan with 3% company match, ROTH IRA, and other benefits available.
