Apartment Maintenance Technician -
Job Description Position Summary:
The Apartment Maintenance Technician is responsible for maintaining the physical condition and appearance of the property. This includes performing routine maintenance, responding to service requests, and ensuring a safe, clean, and functional living environment for residents. The properties are located in Morris, Illinois scattered between 3 locations, all within two miles of each other. Our properties are government assisted (Section 8 and Rural Development), so knowledge of Fair Housing and inspections is beneficial. We are looking for someone full time with on call for emergencies. The pay range is from $17-$20 and an apartment is negotiable. You must have your own basic tools and transportation. You MUST be able to pass a background check and drug screen. While the pay is on the lower end, our environment is laid back and we have a flexible schedule to suit your needs. We are in need of someone to start right away.
Key Responsibilities:
Perform general maintenance and repairs in apartments and common areas (plumbing, electrical, HVAC, carpentry, and appliances) Respond promptly to resident service requests and work orders Conduct routine inspections of units, buildings, and grounds Prepare vacant units for new residents (turnovers/make-readies) Maintain property grounds, including cleaning, trash removal, and minor landscaping Troubleshoot and repair HVAC systems, including filter changes and basic diagnostics Ensure all work is completed in compliance with safety standards and company policies Assist with preventative maintenance programs Maintain inventory of supplies and tools Communicate effectively with property management and residents Participate in on-call rotation for emergency maintenance needs
Qualifications:
High school diploma or equivalent required Previous maintenance experience preferred (apartment or residential setting a plus) Basic knowledge of plumbing, electrical, HVAC, and general repairs Ability to use hand and power tools safely Strong problem-solving skills and attention to detail Good customer service and communication skills Valid driver's license (may be required)
Physical Requirements:
Ability to lift up to 50 pounds Frequent standing, walking, bending, kneeling, and climbing Ability to work indoors and outdoors in varying weather conditions
Work Environment:
On-site at residential apartment community May require evenings, weekends, and emergency on-call availability Preferred Certifications (Optional):
Fair Housing Training Pay:
$17.00 - $20.00 per hour
