Job Title:
Facilities Maintenance Technician Job Description The Facilities Maintenance Technician supports the day-to-day maintenance and operation of a growing commercial & industrial property portfolio in the Indianapolis area. This hands-on role focuses on keeping buildings safe, functional, and well-maintained through routine, preventive, and corrective maintenance on a variety of building systems. Responsibilities Perform routine, preventive, and corrective maintenance on building systems, including HVAC, electrical, plumbing, lighting, and general building components. Respond to maintenance work orders promptly and professionally, troubleshooting facility-related issues to identify root causes and implement effective repairs. Conduct regular inspections of properties to identify repair needs, potential equipment failures, and safety concerns. Coordinate and assist with outside contractors and vendors when specialized services are required, ensuring work meets quality and safety standards. Maintain accurate maintenance records, documentation, and service logs for all assigned equipment and building systems. Support minor renovation, move, and setup projects across the property portfolio, including basic carpentry, drywall repair, and painting. Troubleshoot and repair mechanical equipment, boilers, and other building systems using appropriate tools and methods. Interpret and work from schematics, blueprints, and technical documentation to complete repairs and installations. Use hand tools and power tools safely and effectively to perform general and specialized maintenance tasks. Participate in an on-call rotation to respond to after-hours maintenance emergencies and urgent repair needs. Ensure compliance with safety standards, building regulations, and company procedures at all times while working on-site. Communicate clearly and professionally with tenants, occupants, and internal stakeholders regarding maintenance activities and timelines. Prioritize work orders and maintenance tasks to balance urgent needs with preventive maintenance schedules. Assist with maintaining clean, organized, and safe work areas, mechanical rooms, and storage spaces across the portfolio. Essential Skills At least 2 years of commercial facilities maintenance experience, preferably supporting office, industrial, or similar commercial properties. Hands-on experience with general building maintenance, including HVAC, electrical, plumbing, lighting, and mechanical systems. Proficiency in troubleshooting and repairing electrical systems and components, including lighting and basic electrical troubleshooting. Experience performing plumbing repairs and maintenance in a commercial environment. Ability to perform basic carpentry, drywall repair, and painting for minor building renovations and touch-ups. Experience working with boilers and other mechanical equipment in a facilities setting. Ability to read and interpret schematics, blueprints, and technical documentation to diagnose and repair building systems. Strong mechanical aptitude with the ability to diagnose issues and perform repairs using appropriate tools and methods. Proficient use of hand tools and maintenance repair tools for a wide range of facility maintenance tasks. Strong troubleshooting skills and the ability to resolve facility issues efficiently and safely. Ability to maintain accurate maintenance records and documentation for equipment and building systems. Strong customer service and communication skills when interacting with tenants, occupants, and team members. Ability to prioritize tasks effectively and work with minimal supervision in a dynamic environment. Additional Skills & Qualifications EPA Universal or HVAC certification is preferred and demonstrates advanced technical capability with HVAC systems. Experience supporting multiple buildings or a property portfolio is highly valued. Familiarity with preventive maintenance programs and scheduling tools. Experience as a maintenance technician or in a similar facilities maintenance role. Comfort working in industrial and commercial facility environments. Strong organizational skills with the ability to manage multiple work orders and projects simultaneously. Commitment to safety practices and adherence to company procedures and building regulations. Work Environment This role is based in a commercial property portfolio in the Indianapolis area and involves working across multiple buildings and facility types. The position requires regular use of hand tools, power tools, and diagnostic equipment to service HVAC, electrical, plumbing, lighting, and mechanical systems, including boilers and industrial equipment. Work hours typically follow a standard full-time schedule, with participation in an on-call rotation to handle after-hours maintenance emergencies as needed. The environment is fast-paced and field-based, with frequent movement between locations and a focus on safety, professionalism, and adherence to established procedures and preventive maintenance programs. Dress code will be appropriate for a facilities and maintenance setting, emphasizing safety, practicality, and readiness for hands-on work. Job Type & Location This is a Contract to Hire position based out of Indianapolis, IN. Pay and Benefits The pay range for this position is $30.00 - $40.00/hr.
