Job description About us Cullor Property Management offers full-service property management and maintenance services to multifamily properties in KS, MO, and OK for over 13 years. Our Wichita team is growing and we are looking for experienced maintenance technicians to grow with us! We are looking for a Maintenance Technician to join our team at the Crosswind Villas in Wichita, KS to help maintain our facilities. The successful candidate will be responsible for performing general maintenance tasks such as PTAC and/or HVAC servicing, painting/drywall patch work, plumbing, and some electrical work. They will also be expected to inspect equipment and identify any potential problems, as well as respond to emergency repair requests in a timely manner. We are looking for an individual with strong problem-solving skills and the ability to work independently.
Responsibilities:
Communicate with the property manager on a daily basis. Schedules and assists with daily operations (work orders, repaints/flooring, apartment turnovers, etc.). Conducts apartment and property inspections. Troubleshoot and diagnose mechanical, plumbing, HVAC, and electrical problems. Performs various maintenance functions including minor repairs that do not require the need for a license in the following areas: electrical, plumbing, appliances, flooring, carpentry, painting, heating/air issues. Facilitates and completes tenant maintenance requests. Perform preventative maintenance Operate power tools, hand tools, and other related equipment. Fosters a positive, active and collaborative relationship with residents, communities, and associated agencies. Works patiently, professionally, and cooperatively with residents, vendors, contractors, inspectors, city officials, and staff. Maintain a work order assignment program for completed and pending work orders Prioritize and complete work orders in a timely manner. Monitor all deficiencies. Communicate to the requesting party upon completion when needed. Check emails regularly and respond as needed on a timely basis.
Physical Demands:
Must be able to move and lift up to 50 pounds frequently, climb and work on ladders, work with arms raised overhead, and stand/walk for long periods of time. Continually required to utilize hand and finger dexterity, climb, balance, bend, stoop, kneel or crawl. Specific vision abilities required by this job include close vision; Depth perception and the ability to adjust focus.

$17.00 - $20.00 per hour
