Job Description

This position's primary role is to respond to both planned, reactive, and preventive maintenance and repair work orders on a college campus. The position will work alongside experienced PM technicians to assist with and learn the processes required to complete preventive maintenance tasks on residential, commercial, and industrial equipment on a college campus. Candidate may be asked to perform basic work for various trades and must have a strong mechanical aptitude and willingness to learn. Position requires the candidate to be self-motivated. Customer service and good communications within the team and to campus customers requesting work is necessary for success in the position. Normal working hours for the position are Monday-Friday 8:00-5:00, but occasional shift work, overtime and periodic call back time (on-call) are also a necessary and required part of the job. Has minimal to basic working knowledge and may be called on to perform duties in the following trades: HVAC/r, plumbing, automotive, electrical, food service, or generator systems. Assist PM team members and learn systems. Conducts preventive, planned and reactive work orders to completion and satisfaction of campus customers. Performs work and repairs on systems not requiring a license. Reports any safety hazards to Facilities Management and follows safe work practices. Work necessary overtime, shiftwork, and emergency call out. Performs all other required tasks as assigned. Introduction to and learning of FM procurement policies and FM Storeroom material purchasing policies. Education required to ensure success in this position: High School diploma or GED required Diploma from a recognized trade or vocational school at high school level or higher with a major in the following construction trades- HVAC/R, plumbing, automotive or electrical field is recommended. Experience required to ensure success in this position: One to Three years of related experience and beginning level competence in preventive maintenance tasks on HVAC/r, plumbing, automotive, electrical, or generator systems. Prefer experience from an industrial, commercial, or educational campus environment. Special skills, knowledge and abilities: Beginner level knowledge of principles and techniques of one or more of the following trades: HVAC/r, plumbing, automotive, electrical, food service, or generator systems Basic experience completing work orders consisting of one or more of the multiple trades listed above. Minimal to basic experience performing preventive maintenance on HVAC/r, plumbing, automotive, electrical, food service, or generator systems. Candidate would be learning systems and techniques and will require supervision. Basic knowledge of the types and uses of materials, tools and equipment associated with multiple repair trades. Basic knowledge of the work methods, procedures and safety practices associated with one or more of the specified repair trades. Basic knowledge of the types and uses of safety equipment and/or climbing equipment, such as protective clothing, breathing apparatus, ladders, scaffolds, staging, rigging, etc. Computer/tablet literacy Ability to establish and maintain collaborative working relationships with others. Ability to read and interpret documents such as operations and maintenance manuals, plans, blueprints or drawings. Ability to organize records and prioritize work orders Ability to handle multiple tasks at the same time. License, certification, or registration necessary: Valid Driver's License Ability to obtain other certifications as job requires Physical requirements: Ability to navigate campus/public buildings and grounds and traverse campus on foot. Ability to travel independently by vehicle. Ability to routinely carry 25 pounds and occasionally lift up to 50 lbs. Ability to climb ladders and stairs, walking, squatting, bending, kneeling to perform job responsibilities Ability to traverse uneven ground Ability to do manual labor Visual acuity including color, depth perception, and field of vision Perceiving the nature of sounds at normal speaking levels with or without correction, and having the ability to receive detailed information through oral communication, and making fine discriminations in sound Environmental conditions: May be exposed to noise and noxious fumes with required personal protective equipment May be exposed to the hazards of sharp tools and running machinery May operate fixed and hand-held power equipment May work varied shifts May be exposed to extreme indoor or outdoor temperature and weather conditions Ability to operate the following vehicles or equipment: Car, truck, fork lift, power tools, computer
