Job Description

PURPOSE:
Responsibilities include, but are not limited to, performing general maintenance work and documentation to ensure hotel maintenance quality standards (as necessary by Hampton Inn & Suites-Hopkinsville, KY / H&N Hospitality Management) maintenance quality standards are achieved and maintained.
RESPONSIBLITIES
  • Ensure complete guest satisfaction.

  • Informs guest of the hotel facilities.
  • Must be friendly, helpful, and well-groomed and dressed to standards always complete with name tag as stated in the H & N Hospitality Management employee handbook and Hampton Inn & Suites-Hopkinsville, KY standards.
  • Make a great first impression.
  • Answers questions regarding the hotel's facilities and services
  • Answering guest inquiries to include accurate area directions.
  • Recommending local area restaurants, points of interests and / or needs for transportation.
  • Interacting with other departments and employees to ensure a good working relationship for all guest needs.
  • Understands and implements (when necessary) all emergency procedures for incidents, accidents, fire, safety, or criminal activity. This includes knowledge and location of all utility shut down equipment and sprinkler and fire alarm knowledge and system locations.
  • Ensures that Hampton Inn & Suites-Hopkinsville, KY quality standards and services are maintained for Property, Product and People.
  • Must be able to work when needed.
  • Ensures security for the hotel's customers, employees, and property assets.
  • Supports established policies and procedures for Hampton Inn & Suites-Hopkinsville, KY/ H&N Hospitality Management.
  • Responsible for following instructions and performing work as assigned by a supervisor or the General Manager.
  • Responsible for notifying the General Manager in the event of a guest or employee accident or incident.
  • Responsible for directing guest to safety in the event of a fire or other emergency.
  • Responsible for responding to guest opportunities in a positive prompt manner, while implementing a solution and providing follow up. Ensure communication of the opportunity and resolution takes place with the General Manager.
  • Maintain a clean and organized work area (Specific to the Maintenance Office, all electrical rooms, ALL Storage, and equipment rooms)
  • Must have the ability to read, speak and write the English language to communicate with guest.
  • Must have exceptional guest relation skills.
  • Responsible for knowledge, review and training of all safety procedures as outlined in the H&N Hospitality Management safety manual.
  • Responsible for reporting all suspicious persons or activities, hazardous conditions to management and/or front desk.
  • Responsible for preventative maintenance and completing work orders in a timely manner such as replacing ceiling tiles, light bulbs, painting and exterior building repair and cleanliness.
  • Performs and records preventative maintenance for every guest room for each quarter of the operating year. Records preventative maintenance information on the Quality Control Board and/or preventative maintenance (PM) documentation binder daily.
  • Services the hotel's swimming pool and pool area, including adjusting chemicals and cleaning filters, maintenance of all pool area equipment, completing and follow up on all record keeping forms and logs.
  • Responsible for checking electrical systems such as air conditioning controls, television sets, lighting systems and makes minor repairs and or replacement upon consultation with the General Manager.
  • Responsible for checking and making minor repairs on general plumbing systems and fixtures such as pipelines, toilets sinks and kitchen and laundry equipment.
  • Refurbishes furniture and fixtures within guest rooms such as cabinets, tables, chairs, doors, door frames, windows, and counters. Paints and finishes furniture and fixtures as needed.
  • Must be capable to recognize potential safety hazards and security problems in the hotel and act accordingly. Must be willing and capable to comply with hotel policies and procedures including appearance and grooming, safety, security, key control, and emergency procedures.
  • Must be skilled in HVAC, boilers, electrical, carpentry, dry walling, painting, plumbing, roofing, and landscaping.
  • Must be able to troubleshoot and repair routine mechanical and electrical malfunctions in hotel systems and equipment.
  • Must always be willing and ready to be responsive to complaints about maintenance and be willing and ready to "pitch in" and assist co-workers with their job duties and be a team player in all departments.
  • Maintains the building exterior and curb appeal for snow removal, lawn care, painting, and other gardening.
  • Maintains all franchise standards and follow-up on inspection deficiencies from the health department and Hampton Inn & Suites-Hopkinsville, KY Quality Assurance Inspections.
  • Investigates guest opportunities and follow up to completely satisfy the guest.
  • Participates on the hotel safety committee.
  • Ensures that Quality Standards and Service are maintained for People, Property and Product.
  • Must be able to work all shifts including Holidays if necessary.
  • Responsible for conducting the departmental operational audits and assists in developing corrective action plans.
  • Supports hotel training needs and efforts.
  • Must have thorough knowledge of the housekeeping department, front desk, and food service (breakfast area).
  • Responsible for maintenance ticket control and record keeping
  • Responsible for purchase order creation for all purchases. Must have general manager approval prior to ordering.
  • Must be computer literate.
  • Responsible for working with all maintenance vendors and contractors to develop repair plans and orders. Responsible for execution of maintenance vendors and contractors' proposals with prior approval of General Manager prior to ordering or accepting any quotations for labor, supplies or repair parts.
  • Responsible for daily report distribution to General Manager of out of order rooms with written explanations.
  • Responsible for total control of out of order room status, repair plans, execution (prior approval of General Manager required) and follow up to verify correct out of order status prior to 3:00 PM daily.
  • Responsible for exterior building and landscaping maintenance including flags (if applicable) and flag poles always making certain all flags follow Hampton Inn & Suites-Hopkinsville, KY quality standards. Daily light bulb routine checks and replacement.
  • Responsible for yearly tool/equipment inventory in the maintenance department.
  • Responsible for developing, implementing, maintaining and follow up of supply perpetual inventory. (Report results to General Manager by the 10th of each month)
  • Conducts quarterly fire drills and records on Hampton Inn & Suites-Hopkinsville, KY approved documentation, if applicable.
  • Conducts quarterly guest room smoke detector checks and records on Hampton Inn & Suites-Hopkinsville, KY approved documentation if applicable.
  • Responsible for all pool area heath inspections and daily pool maintenance.
  • Responsible for verification and completion of all pool logs. Pool log documentation due to the General Manager on the 10thof each month.
  • Responsible for all routine equipment checks and replacement/lubrication as needed.
  • Develop, implement, execute, and follow up on all vacuum cleaners monthly.
Report due to General Manager on the 10thof each month.
