WHAT YOU WILL DO
As a Maintenance Technician / Porter, you play an important role in maintaining both the appearance and functionality of the community. You'll support property operations through groundskeeping, common area upkeep, resident service, preventative maintenance, and basic repair work. This role is ideal for someone who enjoys hands-on work, takes pride in maintaining a clean and attractive property, and is interested in building a career in property maintenance.
Key Responsibilities:
Groundskeeping & Community Presentation Maintain the overall cleanliness and curb appeal of the property Remove trash and debris from grounds, parking areas, and common spaces Keep sidewalks, breezeways, mailbox areas, and community amenities clean and presentable Maintain pool, laundry, and recreational areas according to company standards Assist with weed control, signage upkeep, and seasonal property appearance projects Support power washing, painting, and general exterior maintenance projects Property Maintenance & Repairs Perform basic maintenance and repair tasks throughout the community Assist with plumbing, electrical, appliance, HVAC, carpentry, and flooring repairs Replace light bulbs, perform minor troubleshooting, and complete preventative maintenance tasks Support apartment turns, unit preparation, and move-in readiness Maintain tools, equipment, golf carts, and maintenance work areas Assist Lead Maintenance with larger projects and repairs as needed Resident Service & Work Orders Provide courteous and professional service to residents Assist with work order completion and resident follow-up Respond to maintenance concerns in a timely and professional manner Help create a positive living experience through responsive customer service Support communication between residents, maintenance staff, and management Operational Support Assist with inventory management and organization of maintenance supplies Support preventative maintenance programs and property inspections Participate in on-call responsibilities as assigned Help maintain a safe, organized, and compliant work environment Assist with special projects and additional assignments as needed

Qualifications:
