POSITION SUMMARY
  • The Facilities Maintenance Technician supports the Facilities Department in maintaining MART facilities in a safe, functional, and well-maintained condition.
  • This position performs preventative and reactive maintenance tasks across Authority buildings and grounds.
  • Responsibilities include routine facility inspections, responding to work orders, performing general maintenance repairs, supporting landscaping and snow removal operations, and assisting with vendor coordination when contractors are performing work onsite.
ESSENTIAL FUNCTIONS/POSITION RESPONSIBILITIES
  • Performs routine maintenance and inspections of buildings, equipment, and facility systems to identify and address issues.
  • Monitors and performs basic maintenance on building systems, including heating, cooling, lighting, and plumbing components to support proper operation.
  • Completes assigned work orders and documents maintenance activities using the Computerized Maintenance Management System (CMMS).
  • Assists with preventative maintenance activities to support building systems and facility operations.
  • Performs minor repairs and general maintenance tasks including painting, carpentry, landscaping, and basic plumbing, HVAC, and electrical work.
  • Maintains exterior areas including sidewalks, parking areas, and grounds to ensure safe access for employees and the public.
  • Operates and maintains snow removal equipment such as plows, sanders, skid steers, and snow blowers to maintain safe facility conditions during winter weather events.
  • Assists with coordinating and supporting outside vendors and contractors performing work at MART facilities, including escorting contractors and verifying work as needed.
  • Maintains inventory of commonly used maintenance supplies, tools, and equipment.
  • Operates maintenance vehicles and equipment in a safe and responsible manner.
  • Performs light custodial tasks as needed to maintain safe and presentable facility conditions.
  • May be called in to respond to facility emergencies or operational needs outside normal work hours.
  • Performs other duties as required when business needs dictate.
QUALIFICATIONS
  • High school diploma or GED.
  • Two (2) years of experience in a facilities maintenance capacity or similar role.
  • Experience in building maintenance within a commercial, institutional, or government facility.
  • Experience with typical maintenance protocols in an office setting.
  • Knowledge of standard trade tools and appropriate uses.
  • Knowledge of typical maintenance issues and solutions.
  • Ability to read, write, and understand English.
  • Valid driver?s license.
  • Possess a valid Massachusetts 2A/1C hoisting license, or the ability to obtain one within six (6) months of employment.
SKILLS:
  • Ability to manage time efficiently.
  • Previous experience with work order systems or Computerized Maintenance Management Systems (CMMS).
  • Ability to work independently and complete tasks.
  • Basic math skills.
  • Proficiency in MS Office Outlook.
  • Ability to operate snow blowers and other snow removal equipment.
  • Ability to operate power and hand tools.
WORKING ENVIRONMENT AND PHYSICAL DEMANDS
  • Works in a variety of interior and exterior climates of varying conditions.
