ESSENTIAL DUTIES AND RESPONSIBILITIES
include but not limited to the following:
  • Tour property daily with the property manager or Maintenance Supervisor to look for needed maintenance and liability hazards. Repair hazards
  • Assume the responsibilities of Maintenance Supervisor if needed
  • Repair/replace appliances, plumbing systems, air conditioning/ heating/ electrical systems, and any apartment material/ maintenance requests within scope of management responsibility
  • Inspect, maintain, and troubleshoot routine electrical/burg/fire protection systems, devices, etc
  • Maintain company property grounds which may include but not limited to lawn care, landscaping, asphaltic and concrete surfaces, snow plowing/shoveling
  • Willingness/ability to answer/respond to after-hours/emergency calls at responsible property locations
  • Identifying issues that may need the attention of a skilled tradesman or contractor
  • Ability to coordinate, supervise or work in conjunction with vendors and contractors.
  • Maintain and organize maintenance files/ documentation for the facility
  • Prepare vacant apartments for move-in and ensure all trash from apartments are cleaned out before, during and after make-ready activity
  • Perform other related functions as assigned or required
QUALIFICATIONS
To perform this job successfully, an individual must be willing to communicate in a team environment and be able to perform all essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required . HS diploma or equivalent Clean, verifiable driving record (MVR) Must have and maintain good attendance record Self-Motivated, Self-Starter Verifiable skills in Facilities Maintenance arena Skills required include mechanical, plumbing, carpentry, electrical, welding Willing/able to travel to other Carabetta facilities as requested A Successful candidate must have sufficient verbal skills to be able to converse with residents and coworkers in an intelligent, clear manner. Good phone skills / etiquette. Ability to communicate in writing or orally. Good common sense, logical decision-making abilities capable of maintaining a safe working environment while satisfying customer requests in a timely manner. Must be able to comprehend standard business concepts, practices, policies and procedures.
