About the Role
CHARLESGATE
is expanding into the Worcester market with the opening of a 198-unit, Class A multifamily new development this August. We are looking for an experienced Building Maintenance Technician to be on the ground from day one β€” supporting a smooth building launch and delivering a best-in-class resident experience from move-in forward. This is a rare opportunity to join a growing, award-winning property management firm at the start of a major new development. You will work within our collaborative pod team structure alongside a dedicated Property Manager, leasing staff, and operations leadership. What You'll Do Respond to and complete resident service requests in a timely, professional manner Perform unit turnover inspections, repairs, and cleaning of vacant apartments Execute a proactive preventive maintenance schedule to protect building systems and minimize emergency calls Manage and document new construction, appliance, and warranty protocols during the initial lease-up phase Coordinate with and oversee outside contractors and vendors on special projects Monitor building systems β€” mechanical, electrical, plumbing β€” and escalate issues appropriately Maintain common areas, grounds, and exterior spaces to the standard expected of a Class A property Complete snow removal and seasonal groundskeeping tasks Promptly report any property damage, safety concerns, or unusual occurrences to the Property Manager Maintain a professional, courteous presence with residents, ownership, vendors, and colleagues Adhere to all safety standards in compliance with company, local, state, and federal regulations What We're Looking For 3-5+ years of residential property management maintenance experience At least 1 year of custodial and landscaping experience Experience working in or opening a new development property is a strong plus Proficiency with AppFolio work order and maintenance tracking (strongly preferred) EPA 608 Certification and/or Certified Pool Operator (CPO) license are a plus β€” candidates with these credentials will be prioritized HVAC, electrical, or other skilled trade certifications highly encouraged Demonstrated skills across plumbing, electrical, drywall, painting, appliance repair, and HVAC Reliable personal vehicle and basic tools required High School Diploma or GED required Ability to lift up to 50+ lbs occasionally, 25-50 lbs frequently, and 10-20 lbs regularly Availability for after-hours, weekend, and holiday on-call rotation Technical Skills Plumbing Faucets, pipes, toilets, disposals, dishwashers, water heaters, refrigerators, washers Electrical Switches, outlets, lighting fixtures, ceiling fans, HVAC units, garage door openers Drywall Hole patching and finishing, especially during unit turnovers Painting Touch-ups and full unit repainting as needed Appliance Repair Major appliances including HVAC systems and water heaters Grounds Mowing, weeding, trimming, watering, exterior bulb replacement, sweeping, raking Snow Removal Shoveling, snow blowing, plowing walkways and driveways, salting Cleaning Common areas, bathrooms, hallways, elevators, building entrances, outdoor spaces Compensation & Benefits πŸ’° Pay Range $26- $30/per hour βœ… Benefits Include Health insurance
