Reporting to the Facility and Fleet Supervisor, this position is a semiskilled service/maintenance class. Employee may work independently on routine recurring assignments or assist a skilled maintenance worker in performing more complex tasks. The Maintenance Specialist (MS) will be responsible for conducting or assisting with a variety of routine repairs, building inspections, preventative maintenance and general maintenance related to buildings, facilities, group homes, and grounds, including monitoring and maintenance life and safety equipment. The MS will oversee contractors when licensed professional repairs are needed. The MS also assists with supplies and inventory management, administrative duties, and ensuring the cleanliness, sanitation and organization of buildings, facilities, group homes, and grounds. The MS supports management in ensuring operations and facilities comply with contractual requirements, and local, state and federal guidelines and regulations. The Maintenance Specialists tasks and duties include working in conjunction with management staff to help support and maintain the dignity, hope and self- reliance of those we serve.
REQUIREMENTS
The position requires a high school diploma or equivalent diploma/GED One-year experience in the provision of facility maintenance and standards. The MS must demonstrate reliability, maintenance and repairs abilities, and the ability to learn and understand life safety standards and recommendations in accordance with OHSA requirements. The position requires adequate and efficient organizational and follow-up skills; and the ability to communicate clearly and concisely while gaining results in a team environment. If candidate is in recovery, a minimum of three (3) years sobriety is required for consideration. The position provides custodial and maintenance coverage during core business hours, but must be flexible as needed on weekends.ESSENTIAL DUTIES AND RESPONSIBILITIES
Perform routine bathroom and kitchen plumbing repairs, i.e. unclogging toilets and drains. Perform small electrical tasks, i.e. replace light bulbs, lights fixtures/ballasts, replace outlets. Perform preventive maintenance on HVAC units and building systems. Perform routine carpentry; painting, installing cabinet doors, adjustable shelving, door stops. Installation of interior and exterior signage. Perform furniture set up and removal. Conduct/monitor snow and ice preparations and removal tasks. Maintain inventory, tools, equipment and supplies needed within Facilities & Fleet department. Assist with and maintain safety, security and sanitation operations and standards as needed and assigned. Conduct inspections of life and safety equipment, buildings, facilities, group homes and grounds as needed and assigned. Provide special cleanup methods and supplies as needed, including assistance with bodily fluids (blood, vomit, waste, urine). Respond to emergency sanitation matters and/or incidents (beg bugs, COVID-19). Maintain working knowledge of VOAC policies and operational procedures, and relevant federal, state and local guidelines (OSHA). Represent department to contractors/vendors, community and the general public professionally and appropriately. Participate in staff meetings/trainings as assigned. Assist with conducting/monitoring Fire Drills and other regulatory and/or accreditation requirements. Submit, receive, process, respond to Maintenance Work Orders requests as needed and assigned. Perform other duties as assigned.PHYSICAL REQUIREMENTS
The ability to safely operate a motor vehicle to transport oneself and/or equipment as necessary The physical ability to travel to assigned locations, stand, sit, stoop, bend, reach, pull, push, lift, grasp, climb, talk, see, hear and perform basic and light home maintenance activities and operate office equipment. The capability of using foot stools/ladders to hang signage, documents and access lighting. Move and lift objects up to 50 pounds such as computers, monitors, files, etc. Operate office equipment requiring continuous or repetitive hand/arm movements. The ability to remain in a sitting position for extended periods of time.EFFECT ON END RESULTS

Buildings/facility group homes are in compliance with all contractual, licensure, accreditation and regulatory requirements and standards. Buildings/facility/group homes are maintained in accordance with VOACC Policies and Operations procedures. VOACC vehicles are maintained in accordance with VOACC Policies and Operations procedures.
