Job Description

Position Summary The Maintenance Technician is responsible for performing routine, preventive, and emergency maintenance on Public Housing Authority properties to ensure safe, sanitary, and well-maintained housing for residents. This position performs general repairs, unit turnovers, building maintenance, and grounds upkeep in accordance with HUD regulations, local housing codes, and Housing Authority policies. The Maintenance Technician plays a key role in maintaining compliance with HUD inspection standards including NSPIRE standards , safety codes, and quality housing standards while supporting the Housing Authority's mission of providing safe and affordable housing. Essential Duties and Responsibilities General Maintenance Perform routine maintenance and repair work in apartments, common areas, and exterior grounds. Complete work orders related to plumbing, electrical, carpentry, HVAC, and appliance repair. Troubleshoot maintenance issues and determine appropriate repair methods. Maintain building systems including lighting, plumbing fixtures, doors, locks, and windows. Unit Turnovers Prepare vacant units for occupancy including painting, cleaning, repairs, and inspections. Replace or repair appliances, fixtures, and flooring as needed. Ensure units meet
HUD NSPIRE
inspection standards prior to occupancy. Preventive Maintenance Conduct routine inspections of buildings, mechanical systems, and equipment. Perform scheduled maintenance on HVAC systems, hot water heaters, fire alarm systems, and smoke/CO detectors. Identify potential safety hazards and report them to management. Grounds Maintenance Assist with snow removal, salting sidewalks, and maintaining safe walkways. Ensure outdoor areas are safe and clean for residents. Emergency Maintenance Respond to after-hours emergency maintenance calls as required. Address urgent issues such as plumbing leaks, heating failures, and safety hazards. Compliance and Safety Follow OSHA safety standards and Housing Authority safety policies. Ensure maintenance activities comply with HUD regulations and local housing codes. Maintain proper documentation of completed work orders and inspections. Resident Relations Interact with residents in a respectful and professional manner. Explain maintenance work and provide updates on repair timelines. Maintain resident privacy and confidentiality. Required Knowledge, Skills, and Abilities Knowledge of general building maintenance including plumbing, electrical, carpentry, and HVAC systems. Ability to troubleshoot and repair maintenance issues efficiently. Working knowledge of tools, equipment, and materials used in building maintenance. Ability to read work orders, manuals, and basic technical instructions. Strong organizational and time management skills. Ability to communicate effectively with residents, staff, and contractors. Ability to work independently and prioritize tasks. Minimum Qualifications High school diploma or GED required. Prior maintenance experience helpful. Valid driver's license and acceptable driving record required. Ability to pass background check and drug screening. Physical Requirements Ability to lift up to 50 pounds. Ability to stand, bend, climb ladders, and work in confined spaces. Ability to work indoors and outdoors in varying weather conditions. Work Schedule Full-time position. May require participation in on-call rotation for emergency maintenance services .

From $19.50 per hour
