This position is approximately 20 hours per week, with a wage range of $22 to $25 per hour, depending on experience. Responsibilities As a Maintenance Technician, you will oversee daily maintenance operations and ensure the upkeep of the property under the guidance of the Property Manager and Regional Manager. A typical day may consist of such tasks as: Diagnosing and performing minor and routine maintenance in a timely fashion Ensure all service requests are completed daily Accurately document work performed through our electronic work order system Inspect vacated units and create make-ready checklists Complete special projects as assigned and prioritized by the Property Manager Inspect the exterior of the property for needed preventative maintenance or repairs Complete or oversee the completion of the preventative maintenance or repairs Order parts and supplies and maintain inventory Obtain bids and negotiate pricing from outside vendors and contractors Perform emergency maintenance (after hours) as needed Coordinate with the Property Manager daily Perform and report on all work according to the safety standards of the company, OSHA, and health codes Keep work areas clean and tidy daily Promote positive public relations with residents, co-workers, and company staff through a friendly and courteous attitude. Requirements Experience with HVAC, plumbing, carpentry, minor electrical, etc. Experience with hand tools, including tape measure, square, level, hand saw, chisel, cutters, pliers, wrenches, screwdrivers, hammers, etc. Experience with power tools, including grinders, drills, various saws, rotary hammers, sanders, routers, planers, nail guns, air compressors, etc. Experience with mechanical equipment, including motors, pumps, compressors, and blowers. Experience with measuring devices such as voltmeters, multimeters, ohmmeters, PH tests, etc. Basic computer skills with the ability to use email Yardi / Voyager experience preferred Be organized and efficient. Be accountable and responsible. Be able to function as a team player
