Essential Job Functions, Duties, and Responsibilities:
Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up. Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs. Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures. Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes. Paint and decorate apartments, hallways, etc., as directed by management. Complete appropriate apartment make ready procedures for move-ins within establish turnover timeframes. Oversee work of sub-contractors hired by the company to work at the community. Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc. Troubleshoot and perform correct maintenance procedures on indoor or outdoor pools or spa equipment (pool equipment maintenance requires proper certification). Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles. Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested. Remain informed on changing building codes and discuss the possible impact to the community with the Property Manager.
Required Knowledge, Skills, and Abilities:
Capable of performing the essential functions of the job, with or without reasonable accommodations. Ability to understand and communicate written and verbal directions. Ability to read and follow instructions on safety information for cleaning supplies. Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours . Ability to work nights and weekends, upon request, at the beginning and end of the month. Must be able to work overtime as needed. Required to work on an on-call basis. Must be available on the last and first day of the month for turns. Outstanding customer services skills. Well organized with excellent attention to detail. Aptitude to work independently with excellent time management skills.
Education and Experience:
High School Diploma or GED Equivalent. 2+ years of prior experience in general maintenance or a combination of education and experience. Boilers License, Pool Operator's License, and/or EPA Certification required . Reliable transportation required.
