Job Description
The Apartment Maintenance Technician is responsible for ensuring the overall maintenance and upkeep of the apartment community, including routine repairs, preventative maintenance, make-ready board completion and responding to maintenance requests from residents. This role plays a crucial part in creating a safe, comfortable, and well-maintained living environment for residents.
Key Responsibilities:
Repairs and Maintenance:
Perform routine maintenance tasks, such as plumbing, electrical, HVAC, and carpentry repairs. Troubleshoot and repair appliances, fixtures, and equipment. Conduct preventive maintenance to prevent future issues. Respond to maintenance requests in a timely and efficient manner.Property Inspections:
Conduct regular inspections of common areas, vacant apartments, and exterior spaces. Identify and address safety hazards, damage, or needed repairs.Groundskeeping:
Maintain the landscaping, including mowing, trimming, and weeding. Clear snow and ice from walkways and driveways during inclement weather.Supplies and Inventory:
Keep an organized inventory of maintenance supplies and tools. Notify the Property Manager of necessary supply replenishments.Record-Keeping:
Maintain accurate records of maintenance and repair activities. Document all maintenance requests and completed work orders.Resident Interaction:
Interact professionally and courteously with residents when performing maintenance tasks. Address tenant inquiries and concerns promptly and effectively.Property Management Software Utilization:
Use the Entrata platform to fulfill maintenance responsibilities such as work order closure, note taking, scheduling, resident verification and contact, etc.Qualifications:
High school diploma or equivalent. Proven experience in apartment or residential maintenance preferred. Knowledge of basic repair and maintenance techniques in areas such as plumbing, electrical, HVAC, and carpentry. Familiarity with safety procedures and guidelines. Strong problem-solving skills. Excellent communication and customer service skills. Ability to work independently and as part of a team. Valid driver's license and reliable transportation (if required).Physical Requirements:
Ability to lift, carry, and move heavy objects (up to 50 pounds). Ability to stand, walk, bend, and kneel for extended periods. Comfortable working in various weather conditions.Work Schedule:
This role may require flexibility in working hours, including evenings, weekends, and on-call duty for emergency repairs. Company with growth opportunities and committed leadership. .Job Type:
