Full Job Description Position Overview:
Local property management company is seeking a skilled, service-oriented 1099 Handyman to handle property turns, deferred maintenance projects, and general maintenance issues. This role is 100% hands-on handyman work.

Core Responsibilities:
PRIMARY FOCUS
Hands-On Handyman Work (100% of Time)
Direct Property Maintenance & Repairs:
Perform a variety of handyman tasks (light to heavy skill set based on project) across our diverse residential property portfolio. Respond/communicate to tenant maintenance requests and work orders Complete rent-ready preparation tasks (painting, repairs, replacements) Perform repairs identified during 6-month property inspections Handle emergency maintenance situations

Tenant Troubleshooting:
Communicate directly with tenants to diagnose issues before visiting property. Guide tenants through simple fixes via phone or video call when appropriate Provide on-site assessment and resolution of maintenance requests and coordinate/communicate with Assistant PM/General Manager. Build positive tenant relationships through responsive, professional service
Property Turnover Repair:
Execute maintenance tasks to prepare properties for new tenants Ensure properties meet rent-ready standards before marketing
Inspection Repair:
Complete handyman repairs identified during inspection process
Communication Expectations & Process Flow:
Learn & utilize all aspects of AppFolio property management software for work order flow. Properly document all work orders (before/after photos) Submit all invoice through AppFolio Establish quality standards and communication protocols Communicate regularly
- verbally, text, and email with PM/General Manager team.
Follow all approval protocols before proceeding with repairs.
Compliance & Quality Control:
Submit insurance, licensing, and certifications Maintain repair files with compliance documentation Monitor work quality and provide feedback Maintain preferred vendor list and backup options
Essential Duties:
Project Specific Activities:
✅ Respond to work orders and prioritize based on urgency ✅ Troubleshoot issues with tenants via phone, text, or in-person ✅ Perform handyman repairs at properties (painting, drywall, fixtures, appliance, minor plumbing/electrical, etc.) ✅ Coordinate with Assistant Property Manager on maintenance needs and priorities ✅ Document all work with photos and detailed notes in

Required:
Technical Skills:
✅ 5+ years hands-on experience in residential maintenance, handyman work, or related trades ✅ Proficiency in multiple areas such as: Interior/exterior painting Drywall repair and patching Door and window repairs/adjustments Basic plumbing (fixture replacement, leak repairs, drain clearing) Basic electrical (outlet/switch replacement, light fixture installation) Appliance troubleshooting and minor repairs Flooring repairs (LVP, tile, minor carpet work) Hardware installation (locks, handles, shelving) Caulking, weatherstripping, and sealing Decking, Fence and Railing fixes
Soft Skills:

Other Requirements:
✅ Valid NC driver's license with clean driving record ✅ Vehicle and tools need to be discussed. Compensation & Benefits:

- $35/hour based on skill set
Work Environment:
99% field work: At properties performing repairs, inspections, and assessments 1% office: Team meetings, paperwork, training
Physical Demands:
Standing, bending, kneeling, climbing ladders regularly Lifting and carrying materials and tools (up to 50+ lbs) Working in various weather conditions (hot attics, cold crawl spaces) Driving between properties daily (Triangle area coverage)

- 5pm (flexible within these parameters) Weekends/Nights are an option based on vacancy, turns, and business needs.
