Maintenance Staff

• Employee housing will be provided as part of the benefits package. At least 1 year Residential property experience -
• HVAC license preferred
• experience installing vinyl flooring preferred
• Formal training or experience in the following areas preferred: carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, air-conditioning.
• Willing to relocate/move to ND job site.
• Responsible, reliable, and takes initiative. Responsibilities include but not limited to:
• Schedule work requests, adhere to maintenance priorities.
• Be responsible for stock control and utilization of maintenance materials
• Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and have full knowledge regarding contracts and suppliers, their services and goods.
• Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
• Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks.
• perform light carpentry work, such as fitting doors, freeing windows, replacing/building shelves, sanding, refinishing floors, and small sheetrock patching.
• Painting, to include interior and exterior.
• Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
• Repair concrete, masonry, roof, fencing, when required.
• Assist Exterminator when required.
• Participate in an on-call schedule for evening, weekend, holiday and emergency coverage
• Make sure storage areas and entrances are locked and adequate lighting is maintained.
• Adhere to and stay current on all applicable building codes.
• Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer cleaners-outs and post map of same. Operates within OSHA standards and company safety policies and procedures at all times.
• Performs other duties as assigned.

Required Education/Training:

List education &/or training required to perform the job:

• High School degree or equivalent trade-related courses required.
• Any college or advanced technical training is preferred.
• Manages a fair workload, volunteers for additional work, prioritizes tasks, develops good work procedures, manages time well, handles information flow.
