MAINTENANCE TECHNICIAN JOB DESCRIPTION

OBJECTIVES:

Complete work order and unit make readies at multi-family apartment communities. Make sure electrical, plumbing, HVAC and appliances are in good working condition. Maintain common areas and apartment grounds.

PRIMARY RESPONSIBILITIES

• Interact with community residents and staff members in a respectful way while upholding the company vision and values.
• Complete apartment make ready tasks which include, but are not limited to: painting, drywall repair, caulking, light fixture installation and door/lock installation.
• Complete apartment work orders that have been called into office.
• Troubleshoot plumbing, HVAC, appliance, and electrical problems.
• Maintain building exteriors, interior common areas and laundry rooms.
• Landscaping and grounds maintenance
• Snow removal
• Complete scheduled preventative maintenance tasks
• Complete all other duties as required
• Be able to lift 70lbs
• Deliver notices as required
• Be on rotation for 24 hour emergency maintenance calls
• Have a valid driver's license

• Ability to interact with residents in a polite, professional manner
• Be responsible, self-motivated, accountable, and be able to work in a fast pace environment
• Be able to diagnose, troubleshoot and accomplish various tasks from start to finish
• Be able to work in various weather conditions including the heat of the summer and the cold of the winter
• Ability to learn new skills and perform tasks in a logical way from start to finish
• Be able to work with paints, stains, cleaning materials and other chemicals as required to complete tasks

WORKING CONDITIONS

• Be able to work in various weather conditions such as, but not limited to: heat, cold, wind, rain, snow
• Ability to do various physical activities such as walk, carry, lift, climb ladders and others as required to complete apartment maintenance activities
• Able to use own smart phone for work related activities

EDUCATION

• High school diploma or GED
• 2 years of experience in maintenance or related field preferred, but not required
• Other desired experience preferred, but not required: appliance repair, HVAC, plumbing and electrical
• Knowledge of OSHA safety policies or ability to learn COMPENSATION and

Hourly wage starts at $26.00 per hour, based on prior experience. Benefits include Paid Time Off and Paid Holidays, a 401K Matching Program, and a Health Insurance Premium Reimbursement Program.
