Job Description
General Maintenance Staff Position (Laconia) compensation: salary commensurate to experience employment type: full-time full time - weekends scheduling to be shared with the team Laconia Housing, a property management and support services agency, is looking to fill a full-time position in our maintenance department. Perform and manage general maintenance task as assigned by the Maintenance Director.
DUTIES AND RESPONSIBILITIES 1.
All job activities and interactions with staff, residents (and their families), clients, government officials, venders, and community members shall be in accordance with the Laconia Housing values of : Integrity, Compassion, Professionalism, and Respect. 2. At the direction of the Maintenance Manager, oversee and coordinate Maintenance Worker-1 and Maintenance Worker-2 work assignments. 3. In the absence of the maintenance manager to oversee the daily operations of the maintenance department. 4. Respond in a timely manner to work orders. Work independently and complete necessary paperwork. 5. Understand and comply with all applicable Safety Rules and Health and Safety Regulations. 6. Follow a weekly work schedule and complete necessary documentation. 7. Seasonally maintain lawns, shrubbery, and other landscaping using manual and motorized equipment. 8. Seasonally clear walkways of snow and ice using manual and motorized equipment. 9. Update inventory of supplies and items to be ordered. 10. Work cooperatively when assigned to a committee or with various inspection teams. 11. Maintain clean and orderly supply storage areas and track inventory for timely reordering. 12. Maintain all equipment and tools. 13. Participate in charting of seasonal tasks, exterior site inspections and make recommendations to Maintenance Manager as needed. 14. Maintain and repair building and unit electrical, plumbing, and heating systems. Coordinate maintenance staff or contractors in the repair of major mechanical systems. 15. Perform preventive maintenance duties. 16. Participate as needed to complete timely apartment turnovers as directed by the Maintenance Manager. 17. Assist Maintenance Manager in the training of staff. 18. Participate in rotation for emergency after hours maintenance calls. 19. Perform additional duties as necessary or at the request of the Maintenance Manager. The ability to operate a plow truck is a plus. Applicants must be able to lift and transfer 50 lbs. on a regular basis and possess a reliable vehicle and valid driver's license.
