Position Overview We're seeking a skilled Maintenance Technician who can wear many hats and thrives in a role where every day brings something new. From fixing a leaky faucet to preparing an apartment for a new tenant to responding to an emergency maintenance call, you'll be the go-to problem solver. This is a flexible per diem role, perfect for someone with strong maintenance skills who enjoys independence, takes pride in their work, and wants steady side income with room to expand as our company scales. Ideal candidates are experienced maintenance technicians, handymen, remodelers, or trade professionals who are comfortable working independently and solving a wide variety of residential and commercial property maintenance issues. Key Responsibilities Perform day-to-day maintenance and repairs including plumbing, electrical, carpentry, drywall, painting, flooring, lock changes, appliance repairs, and basic HVAC troubleshooting. Conduct routine property inspections and preventative maintenance to identify issues before they become major problems. Support apartment turnovers including painting, patching, repairs, cleaning coordination, and punch-list completion. Handle seasonal maintenance tasks such as landscaping, snow preparation, storm response, and exterior property upkeep. Respond to urgent maintenance calls while ensuring tenant safety and property protection. Report to management before arriving at and after completing work orders. Upload detailed notes, before-and-after photos, receipts, labor hours, and material purchases through the company property management software. Notify management immediately when additional repairs, materials, or owner approval may be required. Maintain professional communication with tenants, owners, vendors, and management. Collaborate with cleaners, contractors, and property managers to keep properties in top condition. Qualifications Previous experience in residential property maintenance, apartment maintenance, facilities maintenance, construction, remodeling, handyman services, or a related trade. Strong experience with light plumbing repairs including faucet replacements, toilet repairs, drain clearing, garbage disposals, shut-off valves, leak diagnosis, and fixture replacements. Strong experience with light electrical work including replacing outlets, switches, GFCIs, light fixtures, smoke detectors, breakers, ceiling fans, and troubleshooting basic electrical issues. Experience with carpentry including door adjustments, lock changes, trim work, drywall repairs, shelving installation, cabinet repairs, and general punch-list work. Experience with interior painting, wall patching, caulking, touch-up work, apartment turnovers, and property preparation. Ability to troubleshoot maintenance issues independently and determine practical, cost-effective repair solutions. Strong mechanical aptitude and problem-solving skills. Detail-oriented with the ability to identify potential issues before they become larger problems. Ability to prioritize tasks, manage time effectively, and work independently without constant supervision. Professional attitude and strong customer service skills when interacting with tenants, owners, vendors, and management. Tech-friendly and comfortable using smartphones, email, GPS navigation, mobile apps, and property management software. Ability to take clear before-and-after photos, upload receipts, document repairs, and provide detailed work order notes. Reliable, dependable, accountable, and committed to quality workmanship with a "fix it right the first time" mindset. Bilingual (English/Spanish) is a plus but not required. Requirements Valid driver's license and reliable transportation required. Ability to lift 50 pounds and perform physically demanding tasks. Must provide and maintain basic hand tools. Background check required. Must be able to work as an Independent Contractor (1099). Flexible availability, including occasional evenings and weekends for emergency service calls. Benefits & Compensation $25-$33/hour based on experience. Time-and-a-half pay for emergency after-hours service calls. One-hour minimum billing on service calls. Flexible per diem scheduling.
