Maintenance Technician The Alpert Group LLC West Orange, NJ Job Details Full-time From $21 an hour 1 day ago Benefits Health insurance Dental insurance Paid time off Life insurance Qualifications Maintenance Administrative experience High school diploma or GED Property maintenance Facilities maintenance Full Job Description Position Summary The Maintenance Technician is responsible for maintaining the physical integrity, safety, and regulatory compliance of the affordable housing community. This role ensures all units and common areas meet housing quality standards, local building codes, and affordable housing program requirements while delivering excellent resident service. Key Responsibilities Maintenance & Repairs Complete work orders in a timely and professional manner Perform repairs in plumbing, electrical, HVAC, carpentry, appliances, and general building systems Turn vacant units to "ready" status within company standards Perform preventive maintenance per established schedules Assist with inspections and follow-up corrections Affordable Housing Compliance Support Prepare units for inspections (HUD, LIHTC, state agency, MOR, REAC/NSPIRE) Ensure compliance with Housing Quality Standards (HQS) and local code Maintain required maintenance logs and documentation Support emergency repair compliance timelines Identify health and safety hazards immediately Grounds & Community Maintenance Maintain curb appeal (grounds, trash areas, lighting, signage) Perform snow removal and minor landscaping as needed Maintain common areas (laundry rooms, hallways, community rooms) and apartment vacancies Administrative Duties Accurately document work orders in property management software Maintain inventory and supplies Report major repair needs to Maintenance Supervisor or Property Manager Participate in on-call rotation for emergency maintenance Qualifications High school diploma or equivalent 2+ years of apartment or property maintenance experience preferred Experience in affordable housing (LIHTC, HUD, Section 8) preferred Knowledge of HVAC systems (EPA Certification preferred) Understanding of plumbing and electrical systems Ability to lift 50+ pounds Valid driver's license and reliable transportation Skills & Competencies Knowledge of Housing Quality Standards (HQS) and safety protocols Strong problem-solving skills Excellent time management Customer service mindset Ability to work independently Work Environment Indoor and outdoor work Exposure to weather conditions On-call and after-hours emergency response required
