Job Description

Job Summary:
An Apartment Maintenance Technician is responsible for maintaining, repairing, and improving residential apartment communities. This role ensures that apartments, common areas, and building systems are safe, functional, and well-maintained for residents.
Key Responsibilities:
Respond to resident maintenance requests in a timely manner. Perform repairs on plumbing, electrical, HVAC, appliances, and carpentry systems. Conduct routine inspections of buildings, grounds, and equipment. Complete preventive maintenance tasks to reduce equipment failures. Prepare vacant apartments for new residents (turnovers/make-readies). Maintain landscaping, common areas, and property appearance as needed. Troubleshoot and repair issues with heating, cooling, and ventilation systems. Ensure compliance with safety regulations and company policies. Maintain maintenance records and work orders. Participate in emergency on-call maintenance rotations when required.
Required Skills and Qualifications:
High school diploma or equivalent. Experience in apartment maintenance, facilities maintenance, or a related trade. Knowledge of plumbing, electrical, HVAC, appliance repair, and carpentry. Ability to use hand and power tools safely. Strong problem-solving and customer service skills. Ability to lift heavy equipment and work in various weather conditions. Valid driver's license may be required.
Preferred Qualifications:
HVAC certification (EPA Section 608 certification). Trade certifications in plumbing, electrical, or maintenance. Previous experience in multifamily housing or property management.
Physical Requirements:
Frequently lift up to 50 pounds or more. Stand, walk, climb ladders, kneel, and bend for extended periods. Work indoors and outdoors in varying conditions.
