Maintenance Technician Job Description We are seeking a dedicated Maintenance Technician to efficiently complete service requests within a 24-hour timeframe, ensuring the upkeep of all amenities and the maintenance shop in a clean and orderly manner. This role involves fixing appliances and repairing various apparatuses within the premises while effectively communicating with tenants during service calls. Responsibilities Complete all service requests within 24 hours, unless extraordinary parts or labor are required. Maintain the maintenance shop in a clean and orderly manner. Ensure all amenity areas are well-maintained. Repair appliances and apparatuses within the premises. Communicate effectively with tenants during service calls. Utilize various hand tools and test equipment, ranging in weight from a few ounces to 40 pounds. Use a 30-pound can of refrigerant for servicing air-conditioners. Hand-carry and use a 70-pound refrigerant recovery unit. Hand-carry and install air-conditioning compressors weighing from 40 to 120 pounds. Hand-carry and install air-conditioning condenser units weighing 100 to 250 pounds. Hand-carry and install furnace/forced air units weighing up to 90 pounds. Hand-carry and install hot water heaters weighing between 70 and 90 pounds. Hand-carry and install commode/closet combinations weighing 40 to 50 pounds. Essential Skills Proficiency in using hand tools. Basic plumbing skills. Electrical knowledge. HVAC experience. Carpentry skills. Additional Skills & Qualifications General property operations. Work Environment This position is based in an 800-unit apartment complex in Bellport. The work schedule is Monday through Friday, from 8am to 5pm, with the requirement to be open to on-call work in case of emergencies, which includes 24-hour on-call availability. Overtime pay is provided. Professional attire is expected to maintain communication standards with residents. Job Type & Location This is a Contract to Hire position based out of Bellport, NY. Pay and Benefits The pay range for this position is $20.00 - $25.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
