This position is responsible for the overall maintenance and upkeep of the property while promoting the company's mission, values, and culture, as well as always acting with the highest level of ethical standards.RESPONSIBILITIES AND DUTIES
Primary Responsibilities:
Schedules, coordinates, monitors, and performs all maintenance, service requests, and repairs at the designated site. Document maintenance activity, including problems encountered, work completed, and vacancy status updates, daily. Perform, monitor, inspect, and conduct evaluations with the Community Manager to prepare apartments for future tenants to move in. Physically walks and inspects the property daily and maintains cleanliness and curb appeal. Maintains an adequate inventory of property supplies and equipment. Inspects, schedules, and completes minor and routine maintenance on all equipment, company vehicles, and tools. Inspects and approves all maintenance supply shipments, organizes all shipping documents, codes and submits billing to the Community Manager. Tracks and retains documents for utility shut offs, meter locations, sewer cleaning, and all building systems. Maintains a preventative maintenance and critical systems log. Reports all liability, property incidents, worker injuries, accidents, emergencies, code violations, and legal and compliance directives to supervisor and/or corporate contact. Maintains cleanliness of common areas including hallways, stairways, community rooms, and restrooms. Responsible for trash removal, sweeping, vacuuming, mopping, and wiping down areas. Responsible for snow removal Communicates professionally, respectfully, and collaboratively as well as always acting with the highest level of ethical standards. Partners with all staff effectively, respectfully, and professionally.Secondary Responsibilities:
Must present a professional image in conduct, attitude, and attire. Satisfactory completion of mandatory trainings. Additional duties as assigned.QUALIFICATIONS
Education and Experience:
High School Diploma or equivalent Three (3) years' experience with managing a multifamily or construction site. Five (5) years' experience related to carpentry, plumbing, electrical, appliance, HVAC, and building systems. Knowledge of USDA (US Department of Agriculture), HUD (US Department of Housing and Urban Development), REAC (Real Estate Assessment Center), and DHCR (Division of Housing and Community Renewal)Skills and Abilities:
Must be willing to contribute to harmonious and professional workplace environment where all individuals are treated with respect. Support and uphold zero-tolerance policy for harassment, discrimination, retaliation, and other prohibited conduct. Strong commitment in maintaining confidentiality. Excellent communication, interpersonal, customer service, organizational, time management, and verbal and written skills. Must be able to communicate professionally with residents, emergency providers, and outside contractors. Must possess mechanical aptitude and skillful use of equipment and tools Proficient in Microsoft Office Suite and ability to navigate the internet Must be able to manage a flexible schedule including working overtime and be on-call as needed. Must have reliable transportation.Physical Demands:
Must have physical and manual dexterity skills Must be able to walk, bend, stoop, and climb stairs. Must be able to work in confined spaces as well as at heights more than 20 feet with mobility required to use ladders. Must be able to transport up to 100-pound loads.Application Requirements:
