Job Overview:
The Maintenance Technician performs jobs including, but not limited to, preventative maintenance, repairs, apartment turnovers and janitorial tasks. Technical expertise required in plumbing and at least one other building trade. Must be available to rotate after- hours emergency on call maintenance service. As a part of the team, ensures a high standard of cleanliness, customer service, and a hazard free environment. Prior Apartment Maintenance Experience a PLUS. Responsibilities and Duties:
Please note responsibilities are subject to change at the discretion of the Property Manager. Ensure all residents are provided with a clean, safe, well maintained community. Completes maintenance work orders timely and accurately. Leaves workspace in neat and orderly manner. Diagnose and repair plumbing, electrical, and other maintenance issues. Performs repairs on the property, including carpentry, plumbing and electrical, air conditioning, heating, etc. Repairs apartments during turnover process as directed by the Property Manager. Orders or picks up locally necessary supplies utilizing the proper purchase order and approval system in place; maintains inventory of supplies and equipment Assists in maintaining grounds and common areas, trash pickup including lawns and flowerbeds, shrubbery, parking areas, hallways, and laundry room Assist Groundkeeper/Maintenance Assistant in shoveling snow, as directed Must be available to rotate after-hours emergency on call maintenance service. Advises the property manager on the overall condition of the property; accompanies Property Manager on-site inspections monthly Qualifications:
Ability to use maintenance, trade, and testing equipment and tools. Knowledge of building maintenance required, either through training or experience. Read and interpret electrical, plumbing and mechanical diagrams and blueprints. Read, write, do basic math, and follow instructions; ability to make working sketches. Work in a collaborative manner as a part of the team; take direction from your supervisor. Relate professionally with vendors, residents, and co-workers; communicate effectively with people from diverse backgrounds. Oversee work progress of vendors or outside contractors. Maintain a professional personal appearance. Have reliable transportation and a valid driver's license in order to run errands, etc. Physical Requirements:
Regularly required to stand, walk, climb stairs and ladders up to 32' for gutter work, etc., bend, and kneel, both indoors and outdoors year-round, for extended periods of time. Constant need for pushing, pulling, grasping, reaching above shoulder and have finger dexterity when handling tools and equipment and performing routine maintenance repairs. Must be able to lift an excess of 50 lbs. Required to move heavy items such as refrigerators, washer/dryers, A/C units, with assistance from another person or user moved aids such as hand trucks, dollies, etc. Work Remotely No Job Type:
