Job Description

Job Summary:
The Maintenance Technician will oversee the maintenance and repairs of the property's electrical, basic HVAC, carpentry, painting, and other building systems. This is a full-time position Monday through Friday.
Duties/ Responsibilities:
Ensures maintenance and repair work is completed correctly and in a timely manner. Ensure the completion of all market-ready apartments, emergency and non-emergency service requests, various maintenance activities, and community inspections Assist Property Manager with updating make-ready board and ensuring that unit turns are competed in a timely manner. Work along with the grounds contractors in maintaining grounds and common areas Keeping the grounds free of trash and debris when time permits Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials Respond to maintenance work orders, follow up with residents and office staff, direct and oversee the work of independent contractors and vendors, and work in an on-call rotation Opening/closing and daily maintenance of the pool during summer months Managing and treating for snow and ice in public areas during the winter
Required Skills/Abilities:
Knowledge of building systems such as plumbing, electrical, and HVAC. Excellent analytical and problem-solving skills. Ability to identify issues and determine repairs that are needed. Ability to plan maintenance schedules for building systems. Excellent management and supervisory skills.
Education and Experience:
High school diploma or equivalent required. Adequate experience in apartment maintenance
Physical Requirements:
Prolonged periods of standing and walking. Must be physically able to climb ladders, bend, or crawl into awkward spaces. Must be able to lift up to 50 pounds at a time.

This position is full-time nonexempt (eligible for •overtime).
