Full Job Description Job Summary :
The Maintenance Technician will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems of residential facilities.
Supervisory Responsibilities :
No supervisory responsibilities.
Duties/Responsibilities :
Inspects and identifies equipment or machines in need of repair. Troubleshoots issues to determine necessary repairs. Plans repair work using building blueprints or equipment manual as needed. Performs general repairs throughout the residential facility and property. Cleans and assists with the upkeep of the property including the curb appeal, buildings, and individual units. Collaborates with Property Manager to ensure supplies and materials needed for repairs and maintenance are ordered in a timely manner. Follows preventative maintenance schedule. Completes assigned work orders in a timely manner, communicating updates to both the resident and Property Manager as needed. Quickly turn apartment units to prepare for new move-ins. Develop professional and respectful relationships with tenants, vendors, and other employees. Performs other related duties as assigned.
Required Skills/Abilities :
Ability to follow instructions from Property Manager or senior maintenance personnel. General knowledge of HVAC, electrical, plumbing, and other areas of residential maintenance. Ability to use hand tools and power tools. Must be able to supply own hand tools. Excellent organizational skills and time management skills. Ability to prioritize tasks. Ability to use an electronic tablet to manage work orders. Ability and willingness to travel. Valid driver?s license required.
Education and Experience :
Prior experience in residential maintenance or property management preferred.
Physical Requirements :
Prolonged periods of standing and walking. Must be physically able to climb ladders, bend, crawl into awkward spaces. Must be able to lift up to 75 pounds at times.
