This role involves performing various maintenance tasks to provide a safe, comfortable living environment for residents, visitors, and staff. In the absence of the Maintenance Supervisor, the technician will report directly to the Property Manager. Key Responsibilities:
Perform routine preventive maintenance on equipment and systems (HVAC, plumbing, electrical, appliances, etc.). Ensure property safety by identifying and addressing unsafe conditions. Assist in make-ready repairs and meet deadlines. Respond to emergency maintenance calls (within 15-30 minutes). Perform minor repairs and maintenance on property features (doors, windows, pool areas, etc.). Change locks, create keys, and maintain security. Assist in transporting heavy equipment and furniture as needed. Communicate professionally with residents and staff, maintaining a clean and neat uniform.
Customer Service:
Address resident requests/concerns in a professional, timely manner. Distribute notices and maintain professionalism in all resident interactions.
Administrative Duties:
Maintain records of tasks completed as required. Completer required training and assist with inventory and maintenance logs. Comply with company policies and support the Property Manager with tasks as needed.
Required Skills and Qualifications:
High school diploma or GED required. Proficient in carpentry, plumbing, electrical work, and general maintenance tasks. Strong customer service and time management skills.
Physical Requirements:
Ability to work both indoors and outdoors in varying weather conditions. Frequent lifting (up to 75 lbs) and occasional heavy lifting (up to 200 lbs with assistance). Ability to climb ladders and work at heights.
Preferred:
Valid driver's license. Relevant certifications (EPA, OSHA). •Living on site is preferred and a unit is included.
