Job Description:
As a Maintenance Technician, you will play a crucial role in ensuring our properties are well-maintained, safe, and comfortable for our residents. You will be responsible for performing a wide range of maintenance and repair tasks.
Responsibilities:
Include the following. Other duties may be assigned. ​​
Routine Maintenance :
Perform routine inspections and maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
Emergency Repairs :
Respond promptly to emergency maintenance requests, such as leaks, electrical issues, or heating/cooling problems.
Preventive Maintenance:
Implement preventive maintenance programs to prolong equipment life and reduce unexpected issues.
Groundskeeping :
Maintain the property's exterior, including landscaping, lawn care, and snow removal as necessary.
Inventory Management :
Keep track of maintenance supplies, order replacements as needed, and maintain a well-organized maintenance shop.
Tenant Relations :
Interact with residents professionally, addressing maintenance concerns with courtesy and efficiency.
Safety :
Follow safety protocols and guidelines to ensure a safe working environment.
Documentation :
Maintain accurate records of maintenance activities, repairs, and expenses.
Communication :
Collaborate effectively with property management and colleagues to prioritize tasks and provide status updates.
Qualifications:
To perform the job successfully, an individual should demonstrate the following competencies: Proficiency in maintenance tasks, including plumbing, electrical, HVAC, and general repairs. Preferred previous experience in property maintenance, general maintenance, or related field. Knowledge of safety procedures and guidelines. Strong problem-solving skills and attention to detail. Ability to work independently and as part of a team. Excellent communication and interpersonal skills. Availability for on-call duties as needed.
REQUIREMENTS
The employee is subject to schedule changes and/or overtime as required by the job and his/her supervisor. This may include working weekends on-call, working after the course of normal business hours and at other times as required by the job. Must provide and maintain a basic set of personal tools required to perform daily maintenance tasks. Flexibility to work weekends, evenings, and holidays as required by emergency calls. Valid driver's license and reliable transportation.
