Maintenance Technician

SON Properties, Inc. is seeking a reliable, skilled, and detail-oriented Maintenance Technician to join our team. The ideal candidate will perform a wide range of maintenance tasks at various rental properties to ensure our residents have a safe, comfortable, and well-maintained living environment. This position involves performing general maintenance duties such as light bulb replacements, painting, drywall repairs, toilet repairs, and other tasks as needed.

Key Responsibilities:

General Maintenance:

Perform basic maintenance tasks, including changing light bulbs, air filters, and batteries in smoke detectors.

Repairs:

Complete drywall repairs, patch holes, and paint walls and surfaces to ensure proper appearance and function of units.

Plumbing:

Handle minor plumbing issues, such as toilet repairs, leaky faucets, and unclogging drains.

Painting:

Prepare and paint walls, doors, trim, and other surfaces within the property as needed.

Electrical:

Replace light fixtures, install new electrical outlets, and address minor electrical issues.

Preventative Maintenance:

Conduct regular property inspections to identify and resolve potential maintenance concerns before they escalate. Respond to

Work Orders:

Address and complete maintenance requests from tenants in a timely and efficient manner.

Customer Service:

Communicate effectively with tenants and management to ensure they are satisfied with the work and address any additional needs or concerns.

Cleaning and Upkeep:

Maintain cleanliness and organization of maintenance tools, equipment, and supplies. Assist with general cleaning and upkeep of common areas.

Emergency Repairs:

Be on-call for emergency maintenance requests when needed.

Qualifications:

Previous experience in general maintenance, facilities management, or a related field is preferred. Knowledge of basic plumbing, electrical systems, painting, and drywall repair. Strong problem-solving skills with the ability to work independently and efficiently. Excellent communication and customer service skills. Ability to lift and carry heavy objects (up to 50 lbs). Ability to work in varying weather conditions and perform tasks such as climbing ladders or using power tools. A valid driver's license and reliable transportation. Basic computer skills to process work orders and log completed tasks. High school diploma or equivalent required; additional certifications in maintenance or trade-related fields (e.g., HVAC, plumbing) are a plus.
