Position Summary We are seeking a reliable, organized, and practical Part-Time Facilities Manager to help oversee maintenance, tenant support, vendor coordination, and small project management across commercial properties in Eugene and Pleasant Hill. This is a great role for someone who understands buildings, enjoys solving problems, and communicates well with tenants and contractors. The ideal candidate does not need to personally perform every repair, but must be able to assess issues, coordinate the right subcontractors, follow up, and make sure problems are resolved professionally. Our property portfolio includes commercial buildings with a mix of office, restaurant, warehouse, media, and fitness-related tenants. Key Responsibilities The Facilities Manager will be responsible for helping ensure both properties are safe, functional, well-maintained, and responsive to tenant needs.
Responsibilities include:
Serve as the first point of contact for routine facility and maintenance issues. Respond to tenant maintenance requests in a timely and professional manner. Assess maintenance issues and determine whether they can be handled directly or require a subcontractor. Coordinate trusted vendors and subcontractors for plumbing, HVAC, electrical, septic, security, fire systems, general repair, and other building needs. Meet contractors on-site as needed. Obtain estimates, communicate scope of work, and help compare vendor recommendations. Track open maintenance items and follow through until completed. Communicate updates clearly with ownership/management and tenants. Assist with regular fire testing, inspections, alarm coordination, and other compliance-related facility needs. Respond to after-hours alarms or urgent facility calls when necessary. Support small project management tasks, including tenant improvements, repairs, and building upgrades. Help identify preventative maintenance needs before they become expensive problems. Maintain basic records of repairs, vendor visits, maintenance issues, and completed work. Keep shared areas, mechanical spaces, and building systems organized and accessible. Represent ownership professionally when interacting with tenants, contractors, inspectors, and vendors. Required Qualifications Experience in facilities management, property maintenance, construction coordination, building operations, or a related field. Strong practical understanding of commercial building systems, including plumbing, HVAC, electrical, water systems, alarms, and general repairs. Ability to troubleshoot problems and determine when a licensed contractor or specialist is needed. Strong communication skills with tenants, vendors, and property ownership. Highly organized and able to track multiple open maintenance issues across multiple properties. Reliable, responsive, and able to follow through without constant supervision. Comfortable using phone, text, and email for scheduling and communication. Valid driver's license and reliable transportation between Eugene and Pleasant Hill. Ability to be available for occasional after-hours urgent facility issues or alarms. Ability to walk properties, access mechanical areas, and perform light physical tasks as needed. Professional judgment, discretion, and respect for tenant businesses and operations. Preferred Qualifications Experience managing or coordinating subcontractors. Experience with commercial properties, mixed-use properties, restaurants, warehouses, or office buildings. Basic knowledge of fire/life safety systems, alarm systems, security systems, septic systems, and preventative maintenance. Background in construction, maintenance, property management, project management, or building operations. Ability to perform minor repairs or maintenance when appropriate. Familiarity with tenant relations and commercial lease environments. Experience obtaining estimates and coordinating small building projects. Comfort working independently and prioritizing urgent versus non-urgent issues. Ideal Candidate The right person for this role is steady, practical, and trustworthy. You do not need to be an expert in every building system, but you do need to know how to assess problems, communicate clearly, and make sure nothing falls through the cracks. This role is well-suited for someone who has worked in maintenance, construction, property management, facilities coordination, or a related field and wants a flexible part-time position with meaningful responsibility. Schedule This is a part-time position with flexibility in regular weekly hours. The schedule may vary depending on tenant needs, vendor availability, inspections, maintenance projects, and urgent facility issues. Some after-hours availability is required for alarms, emergencies, or urgent tenant issues. Compensation $30/hour Work Locations Eugene, Oregon Pleasant Hill, Oregon Reliable transportation between both properties is required.
