Job Description

DEFINITION
Under direct supervision of the KHA Property Manager, maintains scattered units and grounds, according to standardized procedures.
ESSENTIAL DUTIES
Maintain all interior and exterior of units in good repair at all times, which includes performing minor repair and maintenance tasks involving heating systems, plumbing, electrical, carpentry and landscaping; Prepare units for move-in; Perform move-out procedures, which includes cleaning, painting, hole repairs, etc.; Maintain grounds in good, attractive condition at all times, duties vary with seasonal changes; Perform snow removal; Practice preventative maintenance when possible; Comply with all approved KHA policies and procedures, federal regulations and state statues as they relate to the various programs. Perform other job duties as assigned by supervisor.
BEHAVIORAL REQUIREMENTS
Must exercise strong self-motivation and self-direction; Provide backup and support to co-workers; Establish and maintain professional and effective working relationships with tenants, co-workers and other agencies; Maintain punctual and regular attendance; Keep work space, materials and common areas neat, clean and organized; Comply with department and Housing Authority policies, procedures and regulations; Participate fully as a member of the team; Participate in employee training and orientation; Provide training to co-workers as requested;
PHYSICAL REQUIREMENTS
Operate a motor vehicle in the performance of duties; Maintain a current Oregon driver's license and an acceptable driving record; Use depth perception; Lift up to 60 lbs on a regular basis, occasionally up to 90 lbs; Walk, stand, kneel and crawl 10 hours per day; Work with hands above shoulder height 6 to 8 hours per day; Work outside in winter weather; Employ repetitive motion of hands and wrists; Stand, walk and traverse uneven terrain; Have a basic knowledge of operating a computer.
