JOB SUMMARY
: Provides efficient work to ensure that the multi-family units managed by DMPM remain safe, decent, and sanitary. Essential Functions; The following represent the major essential and secondary duties of the position; however, they are not intended to be all-inclusive. DMPM reserves the right to change, reassign, or combine job duties at any time. 1. Primary responsibilities are performance of maintenance activities. Individuals may perform other duties as assigned, including work in other functional areas to cover absences or relief, to equalize peak work periods or to otherwise balance workloads. 2. Night and weekend emergency on-call work is required on a rotating basis as determined by organizational need. 3. Anticipate and coordinate with the Property Management Director to carry out preventative and seasonal maintenance activities for project buildings and grounds which includes: exterior painting, cleaning gutters, furnace filters, refrigerator coils, systems analysis, security analysis, planned grounds keeping (including pesticide and application), mowing, edging, pruning, planting, fencing repair, interior painting, energy conservation, and roofing repair. 4. Weed, water, cultivate, dig trenches, and pick up debris. Janitorial clean up of units and common/public access areas, such as sweeping, vacuuming, window washing, washing walls, tubs, sinks, and stove/ovens mowing, edging, weed eating, etc. Assist management with curb appeal. 5. Execute unit work through work order system. Accurately account for time spent on each work item. Accurately record materials used. Report any observed problems or questionable activity to Property Management Director. 6. Do routine analysis anytime unit is entered with special emphasis on safety, smoke alarms, drug use awareness, and other maintenance concerns. 7. Promote positive tenant/landlord relations. 8. With Executive Director, plan and utilize inventory efficiently and effectively. Maintain records of all parts used for inventory control. Keep accurate mileage log on company vehicles. Maintain secure and safe storage of paint and hazardous materials. Is resourceful with materials provided. 9. Clean, service, maintain, and make repairs to heating and ventilating equipment in units. 10. Participate in painting, glazing, soft tile laying, plumbing, carpentry, drywall, roofing, minor sewer work, and electrical repairs. 11. Maintain a clean and safe shop area. Maintain equipment and vehicles in safe and efficient working condition.Secondary Functions:
1. Other duties as required by Property Management Director.Physical Requirements:
Able to lift at least 50 pounds, bending, kneeling, stooping, climbing balancing and carrying.Working Conditions:
The incumbent will work at the assigned property and/or other DMPM properties.Supervision Received:
The incumbent receives general direction from the Maintenance Manager.Supervision Exercised:
The individual has no direct supervisory responsibility, unless instructed to do so by the Executive Director.Other Information:
Travel is required.QUALIFICATIONS
Minimum Qualifications:
The individual must possess the following knowledge, skills, and abilities. 1. Considerable knowledge in residential property construction and standard practices, processes and materials involved in residential building maintenance. 2. Knowledge of electrical, mechanical, and plumbing trades. Ability to make and work from sketches or plans for improvement and/or alteration of buildings and equipment. Ability to make accurate estimates of time and materials required for repairs and maintenance work. 3. Ability to speak and communicate clearly. Must be courteous and responsive to public, landlord, tenant inquiry, and DMPM personnel. 4. Ability to exercise technical independence in determining work methods. 5. Ability to keep effective records. 6. Considerable knowledge of occupational hazards and safety precautions for all buildings. 7. Must possess a valid Oregon State Motor Vehicle Operator's License and furnish proof of a clear driving record from the Oregon Motor Vehicles Division. 8. High School diploma or an equivalent GED Certificate. 9. Two years experience in maintenance, repair, remodeling, and construction and janitorial fields, or two years education and equivalent experience and into training in building construction and janitorial service. 10.Experience in methods, tools and execution of residential plumbing, carpentry, and masonry, electrical, painting, drywall, flooring, and energy conservation.Other Qualifications:
Although not required, the following qualifications will enhance an individual's chance for success in the job. 1. Knowledge of locksmithing. 2. Basic computer knowledge 3. Pesticide and herbicide application. 4. Actual affordable housing experience.Job Type:
