Job Description
The Maintenance Technician is a versatile, high-reliability role responsible for the preservation and operational excellence of UCAN's diverse property portfolio, including affordable housing, commercial facilities, and community shelters. This position ensures all facilities meet high safety and habitability standards through skilled multi-trade repairs, proactive system inspections, and efficient unit turnovers. As a regional representative of UCAN, the technician balances technical expertise with a strong service-oriented mindset.
ESSENTIAL FUNCTIONS OF THE POSITION
Actual duties assigned may vary and change depending on the business needs of the department and the agency. Property Maintenance & Turnovers Coordinate with management to perform comprehensive repairs and general cleaning to minimize unit turnover time. Ensure all work—including carpentry, plumbing, flooring, drywall, painting, and appliance service—meets UCAN standards. Comprehensive Facility Maintenance & Restoration Execute professional-grade repairs in carpentry, flooring, painting, plumbing, minor electrical and drywall to ensure property longevity and habitability. Preventative & Technical Services Conduct routine inspections and servicing of HVAC systems, water heaters, roofing, foundations, and fire safety equipment. Perform "on-the-spot" repairs for electrical outlets, lighting, locks, and plumbing leaks, and manage minor pest control as needed. Emergency Response & On-Call Rotation Serve in a week-long, 24/7 emergency on-call rotation to provide rapid-response maintenance support for all UCAN properties. Maintain constant availability via work phone during assigned shifts to mitigate urgent safety hazards, property damage, or utility failures outside of standard business hours. Operational Logistics & Technology Manage work orders through a mobile-based platform, ensuring tasks are updated and closed accurately. Maintain an organized service vehicle, monitor inventory levels for common parts, and utilize agency credit cards for supply procurement in compliance with fiscal policies. Landscaping & Grounds Support Partner with the landscaping team to maintain grounds and irrigation systems. Tasks include mowing, shrub trimming, and debris removal/transportation to ensure curb appeal and safety. Field Operations Travel throughout Douglas, Josephine and Klamath counties to service affordable housing, commercial sites, shelters, and schools. Safely operate company vehicles, including those pulling single-axle trailers throughout UCAN's area of responsibility.Safety:
Maintain a safe work environment by consistently and correctly using appropriate Personal Protective Equipment (PPE) including safety glasses, gloves, ear protection, and masks—while strictly adhering to OSHA and agency safety protocols during all repair and maintenance activities.Operational Reliability:
Demonstrate high dependability and logical problem-solving to complete tasks efficiently while adapting to shifting priorities. Teamwork & Professionalism Work both independently and as a team lead to foster a collaborative culture. Maintain professional communication with clients, staff, and stakeholders while demonstrating accountability for agency goals and measurable results. Contribute to a successful work group and foster a team-oriented culture through positive interactions, active listening, meaningful collaborations, and the constructive exchange of ideas. Complete designated job tasks, special projects and all other duties as assigned to meet team, department and agency goals while actively demonstrating accountability, high levels of employee engagement, and responsibility for achieving desired outcomes and measurable results.AVAILABILITY AND ATTENDANCE
Regular and consistent attendance is required. Hours of work are during normal business hours and may require occasional evenings and weekends. Position requires on-call availability for 24-hour periods according to a set schedule. Non-exempt employees may be expected to work varying amounts of overtime during periods of high-volume work or to accomplish special projects.KNOWLEDGE, SKILLS & ABILITIES
Qualified candidates for this position will have relevant education and experience necessary to perform the essential functions and meet the minimum performance expectations for this position with or without accommodation.Knowledge Multi-Trade Maintenance:
Understanding of the methods, materials, and tools used in carpentry, plumbing, minor electrical, drywall, painting, and flooring.Building Systems:
Knowledge of residential and commercial HVAC systems, water heaters, and common appliances.Grounds Maintenance:
Understanding of irrigation systems and basic landscaping techniques.Diagnostic Reasoning:
Knowledge of systematic troubleshooting techniques to identify the root cause of mechanical, structural, or systemic failures.Skills Technical Proficiency:
Skill in performing physical repairs, troubleshooting mechanical failures, and operating a variety of hand and power tools.Driving & Logistics:
Ability to safely operate company vehicles and maneuver a single-axle trailer in various weather and traffic conditions.Technology Literacy:
Proficiency in using mobile-based apps or software to receive, update, and manage digital work orders.Organizational Skills:
Skill in inventory management and maintaining a clean, efficient mobile workspace (service vehicle).Abilities Logical Problem-Solving:
Ability to analyze facility issues, prioritize tasks based on urgency, and adapt to changing resource availability.Emergency Response:
Ability to work a flexible schedule, including a 24/7 on-call rotation, and remain calm and effective during emergencies.Interpersonal Excellence:
Ability to communicate professionally and courteously with diverse groups, including vulnerable populations, coworkers, and agency leadership.Independent & Teamwork:
Ability to work autonomously with minimal supervision or as a productive member/lead of a maintenance team.Reliability & Initiative:
Ability to maintain a high level of dependability and proactively identify additional tasks to be completed. Required Licenses & Certifications Valid driver's license with a driving record that meets UCAN's acceptable driving guidelines. Prior to hire and continuously during employment- enrollment in the Oregon Department of Education, Early Learning Division, Criminal Background Registry.
