The Summit Condominiums, a 56-unit residential building in the Bellevue/Avalon area, is looking for a dependable, hands-on Maintenance Professional to handle light repairs, cleaning, and routine upkeep of the property.

Part-time (~20 hours/week; approx. 4 hours/day) Reports To:
Community Management Company/Manager Detailed Task List and Expectations 1 . Cleaning and Sanitation Lobby, Hallways, and Common Areas Vacuum carpets and floors in the lobby, vestibule, hallways, stairways, and landings according to rotation schedule. Clean and sanitize elevator interior, buttons, mirrors, and floor. Dust tables, chairs, artwork, and decorative surfaces (use Swiffer or microfiber cloths). Clean glass doors, entryways, and windows (front entrance, parking lot door, and California Ave door). Wipe down doors, handles, and high-touch areas regularly. Remove cobwebs inside and outside near lights and ceiling corners. Laundry Rooms Empty trash and replace liners. Sweep floors and mop with Wet Swiffer. Clean and sanitize washer/dryer exteriors, handles, and detergent areas. Remove lint, debris, or spills from machines and floors. Check and adjust clocks as needed (ensure accurate time). Run broom through vent slots and dust electric meters as needed. Elevator, Cart Room, and Storage Areas Sanitize cart handles and elevator buttons. Remove shopping carts from hallway areas; clean and mop the cart room. Check for leaks or water accumulation near storage and utility rooms. Rotation Schedule (Example) Monday:

Floors 1, 6, 7 2. Building Maintenance and Inspections Routine Checks Conduct daily walkthrough of the property: hallways, stairwells, garage, and boiler room. Ensure all interior and exterior lights and EXIT signs are operational. Replace bulbs as needed. Inspect garage area for leaks or standing water. Check near dumpsters for debris or spills, clean area and hose down if necessary. Confirm fire exit doors open/close properly. Mechanical and Systems Maintenance Inspect roof drains for obstructions and clear if necessary. Check air handler unit:
fan operation, condensate puddles, and general cleanliness. Inspect and adjust fire door closers as needed. Verify roof fans are operating properly; inspect for dirt or debris (biannually). Monitor boiler room for leaks or irregularities. Replace air filters in the air handler unit twice per year. Contractor Coordination Provide building access and assistance to contractors as needed for elevator, HVAC, or fire inspections. Report maintenance issues promptly to the property manager or board representative. 3 . Exterior and Grounds Maintenance Walk building perimeter regularly; remove litter, sticks, and debris. Maintain dumpster area, clean spills after trash collection days. Trim ivy, vines, and weeds along the east wall and parking area. Remove cobwebs from exterior lights and entryways. Lightly paint benches, steps, or trim as needed (typically annually). Seasonal yard care:
rake leaves, clear sidewalks, remove snow/ice as needed. Store and organize tools seasonally (rakes in spring, snow shovels and salt in winter). Turn outdoor water faucets on/off seasonally. 4 . Seasonal and Periodic Tasks Spring / Summer Light landscaping (trimming, vine removal, leaf cleanup). Inspect and clean exterior vents and drains. Paint or touch up benches, steps, or railings as needed. Fall / Winter
Shut off and drain outdoor water lines. Inspect and clean roof fans and roof drains. Place snow shovels and salt in cart room; ensure salt supply is stocked. Perform light snow and ice removal around entryways and sidewalks. 5. General Requirements Maintain cleanliness of all storage and utility areas. Keep cleaning supplies organized and properly stored. Handle all duties safely and respectfully within residential environment. Communicate promptly with any maintenance or safety concerns. Be available for occasional special projects or urgent maintenance needs. Note:
This task list outlines regular and seasonal expectations. Additional duties may be assigned as building needs arise. A detailed cleaning and inspection checklist will be provided during training. Preferred Skills:
