The ideal candidate for this position will have a general background in basic maintenance and will work either a full-time or a part-time schedule. The Maintenance Specialist is expected to take on the following essential roles and responsibilities: Complete a minimum of 12 training hours annually to ensure that all household work continues to comply with PA Code Chapter 6400 regulations Complete all general household maintenance including, but not limited to, basic plumbing and electrical work, Interior and exterior painting, power washing of outdoor areas, installation and testing of smoke detectors, installation of new light bulbs and snow and leaf removal. Coordinate with other contractors on an as needed basis (plumbers, HVAC technicians, electricians, landscaping contractors, fencing companies, etc.) to complete needed service. Perform maintenance-related shopping (hardware items and supplies, furnace filters, batteries, etc.); coordinate furnace inspections, service appointments, and fire extinguisher installations; Install TVs and wall mounted devices/fixtures; assemble furniture, dismantle furniture, and deliver furniture and other household items across OAHC residential sites and facilitate all OAHC vehicle maintenance Attend service appointments and delivery appointments upon request Ensure windows and doors are in proper functional and operational order and also that the screens and grounds are in good repair Install general hardware items on an as-needed basis (door handles, locks, under sink locks, etc.) Track expenditures and submit receipts and paperwork to OAHC on a weekly basis Maintain OAHC's main office and all other sites affiliated with OAHC All tools necessary for this position will be supplied by the Agency. Open Arms will also pay for any onboarding costs associated with this position (Physical examination, TB test, etc.). If an employee leaves within 90 days from their start date, they will need to reimburse Open Arms the cost of these items. The maintenance worker will report any household deficiencies or areas of concerns directly to OAHC's administrative office.
