Maintenance Technician III performs skilled-level maintenance, repairs, and installations across a wide range of systems within a Senior Living environment. This position requires advanced technical knowledge in one or more trades such as HVAC, electrical, plumbing, carpentry, or mechanical systems , and a demonstrated ability to work independently or lead less experienced technicians. Technician III ensures safe, comfortable, and functional living environments for our residents and supports regulatory compliance across all facility systems. Essential Duties 1. General Maintenance & Repairs Perform advanced diagnostic and repair work on a variety of building systems, including but not limited to HVAC units, plumbing systems, electrical panels, elevators, and commercial kitchen equipment. Conduct thorough inspections and preventive maintenance on apartments, common areas, and offices. Complete daily work orders, scheduled maintenance tasks, and emergency repairs with minimal supervision and within required timelines. Maintain detailed records of service activities, including parts used, time spent, and systems involved, to ensure accurate tracking and compliance documentation. 2. Specialized Technical Work Act as a subject matter expert (SME) in one or more trades:HVAC:
Install, maintain, and repair heating, ventilation, air conditioning, and refrigeration systems, including chillers, PTACs, air handlers, and ductless systems.Electrical:
Troubleshoot and repair lighting systems, outlets, circuits, panels, and emergency generators; ensure compliance with NEC and life safety codes.Plumbing:
Perform installations and repairs of water supply lines, drainage systems, fixtures, backflow prevention devices, and hot water boilers. Ensure all specialty work meets code requirements and passes inspections by local authorities or third-party compliance agencies. 3. Resident Support & Interaction Provide timely and courteous service to residents for in-unit repairs or maintenance requests, ensuring minimal disruption to their daily lives. Communicate clearly with residents, particularly those with cognitive or sensory impairments, explaining the nature and timeline of repairs. Demonstrate empathy, patience, and discretion in resident areas, maintaining a professional and respectful demeanor at all times. Assist in moving furniture or supporting set-up for resident events or facility-wide activities as needed. 4. Regulatory Compliance & Safety Conduct and document regular inspections of critical systems, including fire suppression, emergency lighting, exit signs, eyewash stations, and life safety systems. Assist in preparing for annual and unannounced inspections from regulatory bodies (e.g., Department of Health, Fire Marshal, OSHA). Maintain current knowledge of relevant regulations including NFPA Life Safety Code, CMS guidelines (for healthcare units), ADA requirements, and infection control standards. Follow all safety protocols when working in or around resident-occupied spaces. 5. Preventative Maintenance Program Support and execute the community's preventive maintenance plan by performing scheduled inspections, calibrations, and servicing of mechanical systems. Record metrics and operational readings from key systems (e.g., boilers, chillers, generators) and report anomalies to Facilities leadership. Maintain clean and organized mechanical rooms, workshops, and storage areas in accordance with best practices and audit standards. 6. Vendor & Contractor Oversight Escort and oversee outside contractors, ensuring work is completed to specification and within community safety and cleanliness guidelines. Coordinate vendor access to restricted areas and verify completion of contracted work before sign-off. Assist Facilities leadership in evaluating contractor proposals and providing scope-specific feedback based on in-field experience. 7. Leadership, Training & Mentoring Provide guidance and informal leadership to junior maintenance staff and new hires, sharing expertise and best practices. Train Maintenance Technicians I & II on equipment use, safety protocols, troubleshooting techniques, and community policies. Serve as acting team lead during absence of Facilities Supervisor, overseeing team workflow, assigning tasks, and reporting issues. 8. Emergency Response & On-Call Duties Participate in rotating on-call schedule, responding to after-hours emergencies such as power outages, water leaks, elevator issues, and HVAC failures. Assist in disaster preparedness activities including generator tests, backup power readiness, and facility lockdown drills. Take initiative to mitigate emergency risks until permanent repairs can be scheduled. Other duties as assignedCORE COMPETENCIES. 1.
Technical Proficiency Demonstrated expertise in at least one core trade (HVAC, electrical, plumbing) and solid working knowledge of general building maintenance practices. Ability to read and interpret blueprints, wiring diagrams, technical manuals, and building codes. Proficient use of tools, testing devices, and diagnostic equipment appropriate to the trade. 2. Preventative & Corrective Maintenance Skilled in implementing and following preventive maintenance schedules. Ability to proactively identify potential equipment failures and perform corrective actions before breakdowns occur. Competency in documenting maintenance activities and reporting findings. 3. Safety & Compliance Awareness Strong understanding of safety protocols and OSHA regulations, especially those related to senior living and healthcare facilities. Adheres to policies governing life safety systems (e.g., fire suppression, emergency power, ADA compliance). Demonstrates a commitment to maintaining a safe environment for residents and staff. 4. Customer Service Orientation Responds promptly and professionally to resident maintenance requests. Maintains a calm, respectful, and empathetic demeanor in all resident interactions. Understands and respects the dignity, privacy, and needs of older adults and those in memory care or assisted living. 5. Communication Skills Effectively communicates issues, timelines, and solutions to residents, teammates, and leadership—both verbally and in writing. Prepares clear, concise documentation for maintenance records, compliance logs, and vendor reports. Uses active listening and adapts communication style to fit audience (e.g., residents, supervisors, external inspectors). 6. Problem Solving & Critical Thinking Uses logical reasoning to diagnose equipment issues and system failures. Prioritizes multiple work orders efficiently, especially during emergencies. Applies trade knowledge creatively to resolve issues using cost-effective and code-compliant solutions. 7. Teamwork & Collaboration Works collaboratively with other maintenance team members, housekeeping, nursing, and administration. Supports a positive team environment by offering assistance, sharing knowledge, and maintaining a solution-focused attitude. Willing to step in during emergencies or high-demand periods to ensure resident care is uninterrupted. 8. Initiative & Reliability Takes ownership of responsibilities and follows through with minimal supervision. Demonstrates reliability by consistently showing up on time, meeting deadlines, and being available when on-call. Proactively identifies improvement opportunities within facilities operations. 9. Adaptability Responds well to change, whether in priorities, technologies, or building systems. Adjusts workflow based on resident needs, seasonal demands, or regulatory updates. Willing to learn and apply new technologies or certifications relevant to facility maintenance. 10. Leadership & Mentoring Serves as a role model and technical resource for less experienced staff. Provides informal coaching, feedback, and guidance to other technicians. Supports team goals while upholding high standards of professionalism and quality.Work Environment :

Certifications (at least one required): EPA Universal Certification for refrigerant handling (HVAC). Journeyman Electrician License (state-specific). Licensed Plumber (state-specific). Additional certifications such as BOC (Building Operator Certification) , Fire Alarm , Boiler Operator , or Facilities Management credentials are a plus.Related Skills and Experience:
Experience:
Minimum 8-10 years of experience in general building maintenance, preferably in a healthcare or senior living environment.Skills:
Proficient in Microsoft Office Suite (Excel, Word, Outlook) for reporting and documentation. Strong knowledge of building systems (HVAC, electrical, plumbing, etc.). Ability to read and interpret technical manuals, blueprints, and schematics. Excellent troubleshooting and problem-solving skills. Physical ability to perform manual labor, including lifting up to 50 lbs., climbing ladders, and working in various environmental conditions. Strong communication and interpersonal skills.
