MAINTENANCE TECHNICIAN LEVEL 2 REPORTS TO

Responsible for maintenance needs of the Association.Skill Requirements:
High school diploma or equivalency preferred. Technical background from university or vocational sources a plus. Minimum 3-5 years' experience in general building maintenance and/or construction. Advanced knowledge of plumbing and electric, including ability to solder and assemble plumbing joints. Advanced knowledge of electric, including ability to replace breakers/outlets/switches and trace circuits. General knowledge of mechanical and carpentry trades. Must be able to operate tools and equipment related to facility maintenance.Duties and Responsibilities:
Maintain all lights in working order (i.e. replacing light bulbs or repairing lighting). Maintain HVAC equipment, including but not limited to: replacing filters and assisting in HVAC unit installation. Assist in obtaining materials in setting up work projects as directed by Property Manager, Chief Engineer and/or Maintenance Supervisor. Assist in making general repairs in accordance with routine maintenance schedule or projects. Assist Housekeeping with all snow clearing including walkways, steps and front entrances, including: maintaining and utilizing snow blower and shovels. Assist in the maintaining of calcium-chloride and ice melt and applying same when icy conditions prevail. Record and report all unusual and irregular conditions to the Property Manager/Chief Engineer. Maintain cordial, professional manner in dealing with residents, contractors, Management, etc. Assist in maintaining all equipment, supplies and materials in functional working condition in a neat and orderly manner. Return work orders prepared by Management to immediate supervisor daily with all items noted as completed. Respond to all emergency calls requested by Management. Be part of on-call rotation. All other duties as directed by Management. Physical Requirements § Capable of working extended hours, to include evenings, weekends and holidays as necessary. § Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed. § Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone. § Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 50 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary. § This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting. § Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills. § Must be able to work in small/tight spaces for extended periods of time. Environmental Requirements § Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, and efficiently under such circumstances. § For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.Reporting Responsibility :
