We are seeking a reliable and skilled Maintenance Technician (Live-On) to join our team and ensure residents enjoy a comfortable and well-maintained living environment. The Role As a Maintenance Technician, you will play a crucial role in supporting the maintenance needs of two nearby residential communities. Your responsibilities will include preparing apartments for new residents, assisting with groundskeeping, and performing light maintenance repairs. This role requires occasional travel between the two properties.
Responsibilities Maintenance and Repairs:
Respond promptly and professionally to resident maintenance requests, including emergency situations. Conduct routine property inspections to identify and resolve maintenance issues proactively. Manage preventive maintenance schedules and ensure equipment is functioning correctly. Maintain and repair mechanical systems, including HVAC, plumbing, and electrical fixtures. Perform carpentry tasks such as door/window repairs, drywall installation, and basic structural maintenance. Handle light electrical work, including replacing light fixtures, outlets, and switches. Address plumbing issues like unclogging drains, fixing leaks, and repairing fixtures.
Inventory Management:
Maintain a well-stocked inventory of maintenance supplies and parts.
Move-In Readiness:
Inspect and complete necessary repairs on vacant units to ensure they are move-in ready.
Communication and Documentation:
Communicate effectively with residents, staff, vendors, and management regarding maintenance tasks and progress. Maintain clear and accurate records of all maintenance activities.
Travel:
Travel as needed between the two properties and supply stores. Qualifications Must have HVAC certifications Minimum of 3 years of experience in handyman work, general maintenance, or a related field Experience with cleaning and general property upkeep Proficiency with a variety of hand and power tools Strong problem-solving skills and a proactive approach Excellent work ethic, reliability, and customer service skills Valid driver's license and reliable transportation Must live onsite (free apartment included with the role) #
ONOPS Pay:
$22.00 - $25.00 per hour
