Job Description

Position Summary:
The Maintenance Technician is responsible for supporting the day-to-day maintenance, cleanliness, safety, and appearance of the common areas and shared facilities of Village of Shadyside Community Association. This position performs preventive maintenance, custodial work, seasonal duties, routine inspections, and basic operational support for building systems, common amenities, and association facilities. The Maintenance Technician is also responsible for maintaining written procedures and documenting daily, weekly, and periodic maintenance tasks in the association maintenance manual. In this role, the Maintenance Technician helps maintain building entrances, lobbies, elevator areas, sidewalks, grounds, and other common areas in a clean and safe condition. The position may also respond to routine service requests, report building deficiencies to management, coordinate access for vendors and contractors as directed, assist with seasonal pool-related responsibilities, and perform other property-related duties assigned by management that are consistent with the needs of the position.
Qualifications:
Candidates should demonstrate reliability, professionalism, sound judgment, attention to detail, and the ability to work cooperatively with residents, vendors, and management. A valid Pennsylvania driver's license is required. Experience operating maintenance equipment, including seasonal snow-removal equipment, is preferred. Candidates must be able to communicate effectively to perform the essential functions of the job, including understanding work orders, safety instructions, procedures, and emergency communications. Employment may be contingent on background screening and other pre-employment checks consistent with applicable law and the responsibilities of the position.
Essential Functions:
Physical Requirements and Work Conditions:
The Maintenance Technician must be able to perform the essential functions of the position, with or without reasonable accommodation. Duties may include walking the property, climbing stairs, shoveling snow, using ladders and routine maintenance equipment, lifting and carrying typical maintenance supplies, cleaning common areas, replacing light bulbs, and working both indoors and outdoors in varying weather conditions.
    Schedule Expectations:
    This position generally supports weekday daytime operations but may also require seasonal, weekend, or emergency-response work as needed to support weather events, building conditions, contractor access, or other operational needs.
    • Conduct routine rounds of the property and report maintenance, safety, or housekeeping issues to management.
    • Maintain entrances, lobbies, elevator areas, common hallways, stair towers, garages, sidewalks, and other common areas in a clean, orderly, and safe condition.
    • Perform routine custodial duties, including trash checks, litter pickup, spot cleaning, vacuuming, mopping, and similar common-area upkeep tasks.
    • Assist with seasonal snow and ice response for common walkways, entrances, and other designated association areas.
    • Monitor and help maintain shared facilities, including the clubhouse, guard house, bathrooms, pool area, and related common amenities, as assigned.
    • Perform seasonal grounds support, including leaf and debris removal and spot cleanup as needed.
    • Obtain and maintain any job-related certifications required by the association for assigned duties, with employer-paid certification or renewal costs where applicable.
    • Complete seasonal pool-related readings, monitoring, and area upkeep in accordance with training, procedures, and management direction.
    • Help keep outdoor common areas, including the pool area and grounds, free of visible debris and in presentable condition.
    • Inspect common-area waste and recycling locations and assist with routine upkeep of those areas.
    • Perform routine checks of designated building systems and equipment and promptly report issues requiring service, repair, or specialist attention.
    • Complete scheduled cleaning and light maintenance tasks for common areas, garages, stair towers, and similar association spaces.
    • Coordinate site access and scheduling support for contractors, vendors, and service providers as directed by management.
    • Assist with property access needs, including opening gates or providing common-area access, in accordance with association procedures and management direction.
    • Post or remove notices and signs related to scheduled work, safety conditions, or resident communication, as directed.
    • Perform minor common-area touch-up work and similar routine maintenance tasks within the scope of the position.
    • Coordinate with approved service providers for pest control and other association-related maintenance services as directed.
    • Respond to weather-related maintenance needs, including snow and debris removal, in accordance with the association's operational needs and schedule requirements.
    • Inspect lighting in common areas and replace routine bulbs or report issues requiring additional service.
    • Support the overall appearance and safety of exterior grounds and common areas through routine inspection and upkeep.
    • Monitor designated security or building-monitoring equipment and report any apparent operational issues to management or the appropriate vendor.
    • Use routine maintenance tools and equipment, including pressure-washing equipment when assigned, in accordance with training and safety procedures.
    • Follow established association procedures for handling misdelivered packages, resident access issues, or similar operational matters.
    • Perform other related duties as assigned, consistent with the needs of the property and the responsibilities of the position.
