Job Description

Position Overview:
Metropolitan Management is seeking skilled and experienced Apartment Maintenance Technicians to join our maintenance team. Ideal candidate will play a critical role in ensuring the comfort and satisfaction of our residents by maintaining and repairing apartment units, common areas, and HVAC systems in our properties.
Key Responsibilities:
  • Perform routine maintenance and repairs in occupied and vacant apartment units, ensuring they meet our high-quality standards.
  • Troubleshoot, diagnose, and repair HVAC systems.
  • Respond promptly to resident service requests related to maintenance issues.
  • Maintain accurate records of maintenance activities, equipment inventory, and service histories.
  • Participates in the apartment turnover process by performing maintenance and cleaning to prepare the apartment for a new resident.
  • Collaborate with the property management team to ensure a safe, clean, and attractive living environment for residents.
  • Participate in on-call rotations for emergency maintenance needs on nights and weekends as required.
  • Perform snow removal and cold weather condition management.
  • Assist with the cleanliness of common areas, amenities and the grounds.
  • Assist with property inspections, move-in/move-out processes, and make-ready repairs.
  • Adhere to all safety guidelines and protocols while performing maintenance tasks.
  • Other duties as assigned.
Qualifications:
  • High school diploma or equivalent.
  • Minimum of 2 years of experience in apartment maintenance.
  • EPA certification for handling refrigerants preferred.
  • Strong knowledge of HVAC systems, electrical, plumbing, and general maintenance.
  • Excellent troubleshooting and problem-solving skills.
  • Ability to work independently and in a team, with good communication skills.
  • Strong attention to detail and a commitment to quality work.
  • Valid driver's license and reliable transportation.
  • Must provide own trade tools unless otherwise specified.
  • Flexibility to work evenings, weekends, and on-call rotations as needed. Physical Requirements
  • Must be able to stand, walk and/or sit for extended periods of time.
  • Must be able to physically access all exterior and interior parts of the property and amenities.
  • Must be able to lift, push, pull, maneuver or carry weights of up to thirty (30) pounds independently and up to one hundred (100) pounds with assistance.
