Job Title:
Facilities Technician Job Description The Facilities Technician performs a wide range of skilled maintenance and repair tasks to ensure that residential units and building systems remain safe, functional, and in good condition. This role focuses on repairing and replacing building components, resolving plumbing and electrical issues, servicing appliances, and preparing vacant units for new occupants. The technician works both independently and as part of a broader maintenance team to deliver timely, high-quality work across multiple properties. Responsibilities Perform general building maintenance and repair work that requires the skill, training, and experience of a skilled facility associate. Replace windows, window glass, and screens, and perform related repairs to building exteriors such as spouting and plaster. Diagnose and repair plumbing issues, including clogged drains, pipes, faucets, and toilets. Repair and replace covers for electrical switches and outlets to ensure safety and proper function. Replace and repair apartment appliances, including ranges and refrigerators, to maintain reliable operation for residents. Prepare vacant units for new occupancy by patching and painting walls and replacing cabinets and countertops as needed. Strip and wax floors to restore appearance and maintain cleanliness in vacant or occupied units. Perform necessary plumbing and electrical upgrades in units and common areas as needed to meet current standards and resolve issues. Use appropriate tools, equipment, and materials to complete maintenance and repair tasks safely and efficiently. Troubleshoot building, mechanical, electrical, and plumbing problems and implement effective solutions. Work independently to prioritize and complete assigned work orders and maintenance projects within established timelines. Participate in an on-call rotation after the probationary period, responding to after-hours maintenance emergencies as required. Under emergency conditions, or as a training measure for advancement and with competent supervision, temporarily perform more advanced duties. Maintain a professional appearance and portray a positive image while interacting with residents, colleagues, and other stakeholders. Follow safety procedures and best practices while performing tasks indoors and outdoors, including the use of hand tools and equipment. Essential Skills Minimum of five (5) years of experience in one (1) of the following areas: building maintenance, construction, plumbing, electrical repair, HVAC, carpentry, or mechanical work, or an equivalent combination of experience. Mid-level knowledge of common methods, practices, and materials used in the maintenance and repair of buildings. Knowledge of tools commonly used in building maintenance, including hand tools and power tools. Mid-level understanding of electrical systems and repair practices relevant to residential or building environments. Mid-level understanding of plumbing systems and repair practices, including diagnosing and resolving common issues. Ability to troubleshoot building, mechanical, electrical, and plumbing problems and identify effective solutions. Intermediate proficiency with Microsoft Office, specifically MS Word and Excel, to document work and communicate effectively. Demonstrated ability to work independently with minimal supervision while managing multiple tasks and priorities. Proven success in time management and dependability, including meeting deadlines and responding promptly to maintenance needs. Excellent written communication skills to complete documentation and communicate clearly in writing. Excellent oral communication skills to interact with residents, colleagues, and supervisors in a clear and professional manner. Excellent problem-solving skills to assess maintenance issues and implement appropriate corrective actions. Possession of a valid Pennsylvania driver's license and the ability to meet insurability requirements. Ability to meet the physical demands of the role, including lifting up to 50 pounds and performing prolonged standing, walking, bending, and other physical activities. Additional Skills & Qualifications Experience working in facilities maintenance, property management, or similar environments involving both residential and building systems. Hands-on experience with HVAC, carpentry, or mechanical work in addition to core maintenance responsibilities. Comfort using a variety of hand tools such as saws, sanders, and jointers for building maintenance and repair tasks. Ability to adapt to changing priorities, including emergency assignments and temporary advanced duties under supervision. Strong attention to detail when preparing vacant units, ensuring they are clean, safe, and ready for new occupants. Ability to maintain a professional demeanor and positive attitude while working in diverse settings and conditions. Why Work Here? Work Environment The Facilities Technician works a regular schedule of 8:00 a.m. to 4:30 p.m., Monday through Friday, with participation in an on-call rotation after the probationary period for after-hours emergencies. Work takes place both indoors and outdoors and involves physical exertion typical of construction and maintenance settings, including long periods of standing and walking on rough or uneven terrain. The role requires frequent lifting of up to 50 pounds, carrying materials, and performing prolonged standing, walking, reaching, bending, pushing, pulling, kneeling, crouching, stooping, climbing, balancing, and lying in a prone position. The technician uses arm strength, fingers, and hands to operate hand tools such as saws, sanders, and jointers, as well as other maintenance equipment. The position requires the ability to sit or stand for up to eight hours while performing duties, along with the ability to talk and hear effectively and maintain good vision (with or without correction). Work outdoors exposes the employee to various weather conditions and temperature extremes. A professional appearance is required at all times to present a positive image. Under emergency conditions, or as part of training for advancement, the technician may be assigned temporarily to more advanced duties under competent supervision. Job Type & Location This is a Contract to Hire position based out of Williamsport, PA. Pay and Benefits The pay range for this position is $18.00 - $25.00/hr.
