Purpose Efficiently operate and maintain all building equipment and systems and provide environmental control to the property. Independently performs a wide variety of general and preventive maintenance and repair work of facilities and systems maintenance functions or may serve as back-up to other crafts workers on complex assignments. Observes all safety measures in the performance of all tasks Reports To Building Maintenance Supervisor and Property Manager Job Functions Provide prompt and courteous response to tenant requests within the guidelines set forth by OConnor Building Partners, L.P. Maintain ethical, professional, and courteous relations with contractors and tenants. Perform as a team member with all employees. Perform preventive maintenance and repairs on all building equipment in a safe manner but not limited to: the following: General Maintenance clean and paint all equipment and areas assigned. assist in the construction, painting and repair of the building / grounds. Plumbing replace restroom fixtures, unstop toilets, sinks and drains, other general plumbing maintenance and installation work as needed / assigned. Electrical Replace lights and ballasts, wall plugs, switches and other electrical parts. HVAC adjust controls, i.e., t-stats, replace fan motors and related parts and maintain air handlers Janitorial ensure building and grounds are clean and perform cleaning as needed Follow all current emergency procedures set forth by OConnor Building Partners, L.P. and the assigned property, including but not limited to: Assist with life safety alarms and evacuations. Assist emergency authorities and response teams. Assume additional responsibilities as delegated by supervisors. Requirements Essential Physical Abilities Meet highest attendance and punctuality requirements. Job requires this position to be on call as needed after hours, weekends, and/or holidays. Lift 50 lbs. or more. Use of full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting). Be able to working standing all day. Climb up and down stairs and ladders. Access remote work areas and confined spaces (i.e., crawl spaces, roofs) Essential Knowledge and Skills Interact with employees, visitors and contractors with poise and diplomacy; Maintain calm demeanor in emergency situations. Perform general building maintenance and repair work involving painting, carpentry, plumbing, mechanical, and electrical skills Work independently or cooperatively as a member of a team to complete work on schedule and according to quality control standards; Communicate effectively both verbally and written. Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form. Identify and recommend improved methods of performing the work. Experience Experience in commercial HVAC Working knowledge of tools, common appliances and devices Certificate in HVAC, building maintenance technology or relevant field will be a plus Education High School Diploma or equivalent. Working Environment While performing the duties of this job, the employee occasionally works in outside weather conditions. The employee occasionally works near moving mechanical parts and is often exposed to wet and/or humid conditions. The employee occasionally works in high, precarious places and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The employee must frequently lift and/or move up to 25 pounds, and occasionally lift weights up to 100 pounds. The noise level in the work environment ranges from moderately quiet to extremely noisy depending on the task being performed
