This position is ideal for a self-motivated professional who can independently diagnose and repair a wide range of building systems while maintaining a high level of customer service for tenants and residents. On-site housing is provided as part of the compensation package, and the technician will serve as the primary first responder for maintenance needs across the property. Key Responsibilities Perform general maintenance, troubleshooting, and repairs for residential and commercial properties. Diagnose and repair plumbing issues, including leaks, fixtures, water heaters, drains, and supply lines. Troubleshoot and perform electrical repairs including outlets, switches, breakers, lighting, and basic wiring. Service and repair HVAC systems, including preventative maintenance, filter changes, diagnostics, and coordination of major repairs when necessary. Diagnose and repair residential appliances, including refrigerators, dishwashers, ranges, microwaves, washers, and dryers. Complete carpentry, drywall, painting, flooring, door, window, and hardware repairs. Perform preventative maintenance inspections and maintain maintenance logs. Respond to tenant maintenance requests in a timely and professional manner. Prepare vacant units for new tenants, including repairs, touch-up work, and quality inspections. Monitor property conditions and proactively identify maintenance, safety, and capital improvement needs. Coordinate and supervise outside vendors and contractors when specialized work is required. Maintain inventory of tools, equipment, and maintenance supplies. Ensure all work complies with applicable building codes, safety standards, and company policies. Participate in after-hours and emergency maintenance response as needed. Qualifications Minimum 5 years of hands-on maintenance, facilities, construction, apartment maintenance, or property management experience. Demonstrated experience in plumbing, electrical, HVAC, appliance repair, and general building maintenance. Ability to diagnose and repair issues independently with minimal supervision. Strong problem-solving skills and attention to detail. Professional communication and customer service skills. Ability to lift 50+ pounds and perform physical maintenance activities. Valid driver's license and reliable transportation. Preferred Certifications One or more of the following: EPA Section 608 Certification HVAC Certification Electrical Certification or Journeyman License Plumbing Certification Apartment Maintenance Certifications (CAMT or equivalent) OSHA 10 or OSHA 30 Certification Compensation & Benefits Competitive hourly wage or salary based on experience and certifications.
