This role is focused on the appearance, cleanliness, and day-to-day upkeep of community amenities, parks, trails, and common areas. The Community Maintenance Technician will provide a warm, welcoming, and professional experience when interacting with residents, colleagues, vendors, and guests while utilizing their knowledge of basic maintenance and facilities operations. This position is focused primarily on community appearance, cleanliness, preventative upkeep, and minor repairs. Larger repairs and specialized work involving electrical, plumbing, HVAC, or construction systems are coordinated through the Facilities team and qualified vendors. This role is ideal for someone who enjoys working outdoors, takes pride in maintaining community spaces, and is comfortable handling routine maintenance and upkeep tasks that help create an exceptional resident experience. Scope Maintain the appearance and cleanliness of community common areas, amenities, parks, and trails through regular inspections and upkeep. Assist with the upkeep of community amenities and perform light maintenance and minor repairs as needed. Safely operate hand tools and equipment such as blowers, pressure washers, and other maintenance tools. Perform routine and preventative maintenance duties including pressure washing, touch-up painting, changing light bulbs, basic repairs, trash removal, and general community upkeep. Identify maintenance concerns and coordinate with the Facilities team for repairs requiring specialized expertise. Participate in day-to-day community operations. Participate in risk management, emergency procedures, and safety program development and implementation. Assist with setup and breakdown of community events and activities when needed. Work with the Carolina Oaks team on projects and assignments as needed. Perform all other duties as assigned. Knowledge | Experience High School diploma or GED required; College coursework and/or skill-based technical training highly desired. Ability to work in a team environment and manage multiple priorities simultaneously. Experience performing basic maintenance, repairs, painting, janitorial, groundskeeping, or facilities support work preferred. Entry-level maintenance experience welcomed. Familiarity with basic building systems and common maintenance tools preferred. Ability to identify maintenance issues and coordinate appropriate repairs when needed. Valid driver's license. Ability to pass a background check. Willingness to work shifts, weekends, or on-call as needed. Strong problem-solving skills. Good communication and customer service skills. Strong time management and attention to detail. Ability to work independently and as part of a team. Work Environment The Maintenance Technician should expect to work a flexible schedule based on the needs of the community, including evenings, weekends and some holidays. Must be able to provide one's own transportation; must have a current drivers' license and acceptable driving record. Must be able to move/lift at least 30 pounds, Ability to stay on feet for long periods of time and work outdoors for extended periods of time, sometimes in inclement weather; physically able to complete the execution of duties.
