Job Description
Job Summary We are seeking a dependable, skilled, and solutions-oriented 1099 Maintenance Handyman to perform a wide range of residential maintenance, repair, installation, and preventative maintenance tasks for privately owned homes. This role supports the care of second homes, vacation homes, and other residential properties owned by clients who are not full-time local residents. The ideal candidate has strong handyman skills, works well independently, communicates professionally, and takes pride in helping keep homes safe, functional, and well maintained while owners are away. General Handyman & Repair Work Minor drywall patching and repair. Caulking and sealing around tubs, showers, sinks, windows, and doors. Door adjustment, alignment, hardware replacement, and basic lockset changes. Cabinet hardware installation and adjustment. Minor trim, molding, and finish carpentry repairs. Hanging shelves, mirrors, blinds, curtain rods, artwork, and other household fixtures. Furniture assembly and installation of household accessories. Basic fence and gate repairs. Minor deck, porch, and exterior wood repairs. Screen repair or replacement for windows and porches. Basic grout touch-up and minor tile repair. Weatherstripping replacement and draft prevention repairs. Basic troubleshooting of common household maintenance issues. Preventive Maintenance Whole-home air filter changes. Smoke alarm and carbon monoxide detector battery changes or replacement. Light bulb replacement and fixture bulb checks. Routine seasonal maintenance tasks. Inspecting visible property conditions and reporting repair needs. Checking and tightening visible hardware, hinges, handles, and fasteners. Identifying wear-and-tear issues before they become larger problems. Helping keep homes in ready, well-maintained condition for owner use and scheduled visits. Exterior Property Maintenance Gutter cleaning. Roof debris removal. Tree trimming and light pruning. Minor storm cleanup and removal of outdoor debris. Service yard organization and upkeep as needed to support proper property function and presentation. Basic Installation Work Installing house numbers, signage, mailboxes, and exterior accessories. Hanging TVs, wall-mounted items, and brackets where appropriate. Replacing simple fixtures and hardware. Installing or replacing door closers, stops, and minor household components. Swapping basic faucets, showerheads, toilet seats, and similar non-complex items, where permitted and appropriate. Assisting with appliance placement or simple setup tasks that do not require licensed trade work. Property Support Duties Performing routine touch-up and upkeep tasks throughout residential properties. Preparing homes for owner arrivals, inspections, seasonal use, or vendor visits. Documenting completed work and noting additional issues for follow-up. Reporting visible concerns that may affect the condition, safety, or function of the home. Maintaining clean, organized tools, materials, and work vehicles. Communicating clearly with supervisors, office staff, vendors, and homeowners as needed. Representing the company professionally on all job sites. Important Work Limitations This role does not include performing work that legally requires a licensed trade professional unless properly licensed and authorized. Examples may include major electrical, plumbing, HVAC, roofing, or structural work beyond minor repairs and routine maintenance. Qualifications Prior experience in handyman services, residential maintenance, property maintenance, carpentry, or general repair work preferred. Working knowledge of common hand tools, power tools, ladders, and maintenance equipment. Ability to troubleshoot minor household issues and complete repairs efficiently. Comfort performing both interior and exterior work. Ability to work independently and manage time effectively. Strong attention to detail and commitment to quality workmanship. Professional demeanor and respect for client homes and belongings. Valid driver's license preferred. Reliable transportation and dependable attendance required. Preferred Skills Basic knowledge of drywall repair and painting touch-ups. Basic carpentry and trim repair skills. Experience with door hardware, cabinet adjustments, and fixture installation. Familiarity with residential preventative maintenance. Ability to identify when a repair is beyond handyman scope and should be referred to a licensed specialist. Experience working in well-maintained private homes and higher-end residential environments. Physical Requirements Ability to lift, carry, push, or pull at least 50 pounds. Ability to stand, walk, bend, kneel, crouch, reach, and climb for extended periods. Ability to safely use ladders and work at heights when required. Ability to work indoors and outdoors in varying weather conditions. Ability to use hand tools, power tools, and maintenance equipment safely and effectively. Work Environment This position involves travel between residential properties and work in a variety of interior and exterior environments. Tasks may involve exposure to weather, dust, dirt, debris, and routine property maintenance conditions. Work is performed primarily in privately owned homes that are occupied on a part-time, seasonal, or occasional basis by homeowners.
