Job Description

Job Description We're looking for a Maintenance Technician at our brand new property Boxcar Apartments in Spartanburg, SC! Hours for the position are Monday through Friday (40 hours per week) with after-hours emergency on-call availability. The ideal candidate has apartment maintenance experience and is willing to assume on-call responsibility for maintenance emergencies.
Responsibilities:
Carry out maintenance duties and responsibilities assigned by Maintenance Supervisor, Property Manager, and Area Manager. Complete apartment make ready process for vacant apartments . Respond to and complete service requests in a timely manner. Perform all general repair and maintenance related to the interior and of the apartment community, including minor drywall and painting if necessary. Direct outside contractors in apartment turns such as cleaning, painting, carpet replacement, counter repairs, appliance repairs, etc. Ensure ongoing cleanliness of all interior corridors, common areas, and trash collection areas. If the site has a pool, this position requires the ability to clean and maintain the pool as-needed. Regularly perform physical inspection of all parts of the asset to ensure high level of quality. Assist the Maintenance Supervisor, Property Manager, & Area Manager in planning and administering the maintenance budget. Assist the Maintenance Supervisor in establishing and documenting a preventative maintenance program for the community. Assembles, installs and repairs pipes, fittings and fixtures for HVAC, water, drainage and appliances. Under the supervision of the Maintenance Supervisor, maintain inventory and inventory controls. Possession of basic tools required for proficient job performance. Participate in after hours and emergency response. Ensure compliance with OSHA and safety training.
Qualifications:
These requirements represent the education, knowledge, skill, certifications/licensure and/or ability required to perform the job satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential duties noted above. High school diploma or general education certificate (GED) minimum. Ideally Associates Degree or equivalent from a two-year college or technical school. Ideal 2-5 years minimum experience in maintenance related field; preferably minimum 2 years of experience in apartment maintenance position. HVAC certification required; Universal EPA certification as required to handle Freon. Pool certification required for any site that has a pool. Ability to read, analyze and interpret technical procedures and government regulations. Ability to write legibly and clearly. Ability to communicate with residents and other employees. Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rates, ratios and percentages. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Valid state driver's license. Must be able to read, speak, understand, and write in English. Must have the ability to read and comprehend supervisor and manufacturer's instructions, simple correspondence, and memos. Ability to write simple notes and to fill out a Maintenance Service Request. Ability to communicate with residents and other employees.
